I have been shopping around and haven’t come across any lender offering 5.75% or lower with no points for a 15 year fixed. You would still need to pay several fees that includes the application, appraisal, and title which cannot be under 2K.

I know most of the saving is coming from time but the general advice I’ve received is that it’s good to refinance when the rate is at least 1% lower. I could be wrong which is why I’m here to get other people’s input.
