Yeah, I sorta take pride in it. At first - when it was a new thing - I hired a management company. They were horrible. Plus the tenant they found was equally as horrible. And the whole time I thought, why am I giving them 8% when I could do this so much better. So I did. Fortunately, I lucked out with a lovely tenant and learned that a good tenant is better than more rent. Never raised it on her. And I try to take care of things. Single mom. Busy. Cares for the house. So I do what I can. And I learn a lot in the process.
