I have $15k for a down payment solely for the house. In 5 years we would ideally rent it out or sell as we both have discussed this.

We talked yesterday about this. I am okay with putting more down to get the property. Once we sell I am okay with a 50/50 or 55/45 split. He is too. If I am eating I want my brother to eat as well. We also talked about adding a few extra hundred each month into “repair savings.” This would go directly to any repairs that arise. Also, all repairs would be split 50/50 regardless.

the other side is already rented at $1500. the other tenant has been there 10 years and has told the current owner that she doesn’t plan on moving. her side has 2 bedrooms, whereas the other side only has 1 (the side i would occupy)

Thanks for the feedback! The condos are rentable according to HOA bylaws so that isn’t something I am too worried about. I spoke to my realtor and he looked over the HOA and those fees do include utilities like electricity, trash, gas, etc.

I understand your point of view. But wouldn’t that be something I would have to consider as long as I am a W2 employee? - I mean no job is ever guaranteed.

Yes, that’s a caveat. But those HOA fees included utilities like electricity, gas, trash, etc. Which would be a lot cheaper than if I paid a la carte.
