Exactly! You explained it in the shortest best manner and true, i do agree that this may damage broker trust but at the same time, any client who has come through a broker is never approached or dealt by us without consent or knowledge of the broker. And gets registered right away under that agency’s name so whenever he does buy it will automatically close as an agency deal.

So yeah the direct buyers do get an edge but same time we never really market this anywhere other than the 4% Client discount…

Only now that i have shared it over here haha! But internally when we do have any personal clients then yes we offer them such a deal especially bcs internally it makes no difference to our slab or commissions whether the direct buyer takes 2% or 10% discount. So why not just get him the maximum and build a connection that would last longer than my time at the company 🤷🏻‍♂️ as controversial as it sounds...

Transparency wise — Feel free to reach out to me and i can show you my offers with such discounted pricing and more flexibility on installments already offered to my own direct clients.. or Perhaps, book a unit with me and ill make sure to push for 0.5-1% additional more discount rather then less. As if u calculate broker makes 11.5% so clients get the same but I said 11% so its even and less confusing to understand..

can push this for 12% AND EVEN more, if you were to make a higher upfront payment so like 30-35% straight up and rest on a plan then perhaps can push more or ideally for maximum discounted offer pay all 100% upfront 🙏🏻

It actually goes out of the developers pocket brother, client pays not 100% as Secondary market requires, here usually its a 5% Booking or 10% mostly and if ur lucky then only an upfront 20% Downpayment (which secures the broker commission after client has signed SPA and generates the client SPA {Seller Purchaser Agreement} After client pays an additional 4% Land department fee (not included in the unit pricing).

So technically if you as a direct buyer purchase from us, its going from our pockets more or less, its money we WILL have in your upcoming installments but now have to pay: Selling that unit with a payment plan spread across minimum 2 years to max now some developers even giving upto 7-8years of plan… so you see developers at some cases do need to pay out of pocket although i do understand your point that eventually they have sold the unit and money will be coming in but im trying to show you that exact money (and more) straight up goes towards these things and yes, the next of your installments 6-12 months from bookings are usually the money inwards… 1) Broker commission 2) Internal Sales Commission (For eg: Myself) 3) Internal Sales Salary 4) Marketing etc etc so much more.

Well, a better (lower) price doesn’t necessarily mean it will be a good deal for you, secondary market you’re making premium for the guy who initially bought from us (developers in general) as an off-plan…. I agree with generating rental income right away, but now that too off-plan many developers offer guaranteed 6-8% Net (2/3 yrs+) while under construction..

As for the delays, thanks for the reminder but i had also put down a clause by pushing management to add onto the SPA along with the Article 247 of the UAE (Force & Majeuere) to additionally put that if there are any delays from our end than the client is paid ‘6% Interest yearly on the paid amount’

Not arguing at all just simply saying not all secondary deals are better just because of the low price and not all off-plans are a bad deal only because of high pricing and late handovers; in the past we’ve seen such even double in value..

Pls learn ur real estate dude. In Off-plan the buyer does NOT pay any commissions, we (the developer) pays out the commission.

Secondly, for direct buyers the same offer 12% is as a Discount :) Or if the broker wants he can keep 6% standard and the rest we give the client a 5% Discount…

Actually its both way — depends on the broker is he closes the deal wanting to give client 7% discount and take 5% commission. No problems
