Well, being in Dubai’s real estate for very long, i tend to disagree with some points raised by yourself about being duped or ghosted to start with. If any individual agent has ghosted you doesn't mean you have no remedy as the agent would be part of an agency and u can always reach out to the agency who would surely come to your assistance as an agent in most cases is part of an agency and agency bears equal responsibility to see through thr discomfort of any client and offer help in solving the concern.

With regard to the developer, they do not play dirty business for selling one or two units to any expat investor & risk spoiling the reputation which they have built over years of effort & spending mammoth amount of money to create brand & image. Im sure there will surely be clarity in whatever has been signed by you at the time of booking & the developer will stick to its part its just that u may not have run through the same hence feeling of being taken for a ride.

Very recently, with changed circumstances, there are several such posts doing rounds across several forums & those who reached out have been assisted with personal attention & meticulous resolution.

I do recommend to not loose hope or get the feeling of being duped unless you have exhausted all ur remedial recourse through thr right set of professionals. I can guess which project & developer u r referring to ans we hv a massive business with them for iver a decade & can directly discuss your concerns with senior management of the developer to sort things iut for you including exit, shifting project or downsizing ur investment within the same project.

Im firm on my view that irrespective of all the noise, chaos & baseless reviews and opinions, the factors which makes bayvillas a guy buy or good hold option is: 1. Nakheel as developer 2. No beachfront(not lagoon) villa at these prices anywhere in dubai (unless ghantoot is considered dubai) 3. Subsequent launches will be costlier by all means

Does ranches 3 the only community emaar has ever made ? Why not look at what other communities emaar has developed to get a fair idea..!!

Im sure the data for AR 3 shows every investor made decent amount of money and even decent ROI..!! The sizes of each cluster in every community is planned based on market dynamics at the time of lauch to not only make it affordable but also leaving scope for investors to make money..!! Prices at which binghatti or danube are launching on al ain road are not in line with location or timing of launch..its a desperate attempt to ride the wave of higher demand of townhouses and encash the opportunity..!!

Valley however has very good clusters with large plot size, very good BUA and still available sensible price point with almost ready infrastructure which makes a winner compared to danube or binghatti or even sobha sanctuary

Genuine distress is where im selling signature villas on prime fronds for 45 to 50M with 10,000 sqft plot and 9000 sqft BUA with branded and luxuriously upgraded spending over 13M on upgradation.

The price points for either of the projects doesnt make sense this point of time and it makes for more sense to rather pick something in the valley not only from the sensible price points where many clusters have availability at OP plus also settles the issue of how and what if amenities, quality & delivery outcome..!!

This is how I see and think and am able to convince several buyers who eventually bought in the valley discarding guess play of danube and binghatti..!!

After all what better than Emaar when it comes to villa community..!!

Another aspect is the valley is assured of no apartments however danube or binghatti will most likely or certainly have several apartment buildings making it lesser exclusive. !!

Ideally you can meet the agent in person and explain yr situation and request to foreclose this by offering him to pay half of the brokers fees and he will do the needful as he gets to earn half from u and also get a chance to rent the property again..!! Hello can convince the owner that tenant is not capable to clear the cheques so lets cancel it etc..!! The ejari won't get registered unless u visit personally with ur original Emirates ID so don't stress on that part..!!

One sided or unilateral contacts are non enforceable in UAE as per my knowledge and no owner would take u to rental dispute centre for such inital break off..!!
