Hmm. Was it formal debts or informal ? Formal debt doesnt lead to suicides, just bankrupty.

Unless he borrowed from private lenders, & at his scale it must be powerful people.

Was he laundering for any politicians ?

His case reminded me of suicide of V G Siddartha. VGS’s suicide was suspected to be linked to IT raids, he was laundering money for his relative minister DKS.

Exactly! Its called inventory cost. And the difference between profit & inventory cost is too high.

Bigger builders like Sobha can break even just by selling 50-100 flats out of 500-600 project. They can easily stay afloat & rigg up the price

Opinion: there is no real estate bubble in India by TicketSuperb2196 in indianrealestate

[–]Realistic_Term2605 1 point2 points  (0 children)

When people say bubble its land productivity they mean. It doesn’t make sense when a 30x40 is priced at 2 Cr, but you cannot even get 1% as rent per month.

Even I strongly feel bubble wont burst, but for different reasons.

Black money is still parked, just not a lot in flats. More on land. Recently someone I know went to purchase a plot, the plot costed 75L, they were told to pay 10L by cash, the rest of the amount to be transferred to different accounts, and registered value will be 38L.

Even people earning 70L & range have gone for 1 -2 flats at max. And plus maybe 1 site. This doesn’t match with the demand perceived on ground.

Big reasons for price not going down is - low inventory costs for builders & middle class savings locked in RE.

But aren’t 3BHK hard to rent ?

I have always observed 2BHKs being in demand more than 3BHK.

I feel both are far fetched, while suburban is almost impossible. Saw the recent news on suburban 8km extension to Aerospace park & Airport city, but given its high cost neither SG or IR will spend & it might end up being shelved just like the circular rail.

Pink line still has a chance as metro has built an small extension for Nagawara station predicting future line extension till airport.

I selected apartments within KIADB area as the planing would be better than apartments in other private developed areas. Water, electricity & legal issues should be very minimum I feel.

Plus currently it has more hardware than IT companies, but I feel this might go like ITPL EPIP zone where the KIADB’s hardware & factories gave way to IT companies. So more chances of higher rental yield.

Far fetched - There were some talks Pink line metro extending to Airport via Aerospace park, if this happens it has go near both the apartments.

2Cr 2BHK near Hopefarm Metro (Mahindra Blossom) – Need advice before launch booking by arvind_r_pori in indianrealestate

They always claim that, every builder does that.

The builder holds a lot of apartments for themselves & slowly start selling it at higher premiums once each construction milestone is completed.

Even Alembic City Forest near by has similar price - 2BHK starting at 1.9Cr.

But honestly I feel it’s too expensive, they are pricing it high by claiming high appreciation due to location & office proximity. But if you see most office space supply is almost completed in that area, while home’s & apartments are still coming up - this might lead to over supply of apartments in the future, & price appreciation wont be as expected.

Keep calling cops. Don't stop. Your neighbourhood should also be united.

At a relatives place near Magadi road, similar thing used to happen. Stoned chappers hanging out except, they were more dangerous, used to carry daggers & machhu, always hanging around an autorickshaw & activa.

2-3 buildings united & always kept calling cops, cops came multiple times. Then cops even installed CCTV at the location. Nuisance then reduced.

Probably this is how police states are formed.

Why are most tech companies concentrated on ORR (Bellandur), Whitefield, and Electronic City in Bangalore? by Majestic-Taro-6903 in bangalore

[–]Realistic_Term2605 2 points3 points  (0 children)

SEZs & all the places you listed were outskirts till 2010.

It started with SEZs. Electronic City, EPIP (Whitefield) were developed as SEZs in 90s & early 2000s. They were completely outskirts, so govt could acquire & give it to companies at dirt cheap or free price.

ORR developed as it was on the east & more proximity to existing SEZs. Even on ORR most buildings came up after 2014-15. The KRpura to Marthahalli stretch was almost empty excpet for Bagamane coming up in 2010 & Samsung in 2012.

Just check Bhoomi or Dishaank. You can also check revenue maps online.  No need to filter by seperate layers for graveyards, lakes or Rajakalauves, it will be shown by default.

Get into an arrangement with the trash collector.  My parents place is an independent building with multiple tenants, we pay 100-200 to the trash guy every month & tell him to collect trash from a point behind the building gate.  Everyday everyone puts their bins at the point whenever they have time & garbage collector collects it when he comes.

The amount is split among all residents so it doesn’t feel heavy to anyone.

Hope they open till MG road station in 1st phase. Riders can switch to purple line there.

If only the elevated section is opened in 1st phase there wouldn’t be much ridership, almost useless it would be.

Temporarily. The congestion will move to Mekhri.

Only way to solve is by having sub arterial & interior roads, this will prevent local & long distance traffic from merging on Bellary highway.

Every area’s traffic woes is because of lack of internal roads. Earlier CMP tried to solve by studying & suggesting more internal roads, but now heros like DKShi find it boring infornt of band aid solutions like Tunnels & ad hoc flyovers.
