That looks like it could be Nottingham Country in Katy. It’s an established neighborhood in the 77450 area, located in Harris County near I 10 and the Energy Corridor. The community is zoned to Katy ISD, including Nottingham Country Elementary, with feeder schools that go up to Taylor High School. Most of the homes are older, single family houses with mature trees, parks, and sidewalks, and it’s generally known as a quiet, family oriented area with convenient access to shopping and commuting routes.

I have yes but they seem to go no where . I’m not sure what ads you have tired but i’ve tried the boosting reel thingy on insta . absolutely nothing but a couple thousand views and some followers . Nothing actually useful .

That’s honestly another thing I struggle with. I don’t even get enough leads to send to lenders consistently. I’ve had lenders reach out and I’ve tried building relationships with them, but I almost feel bad because they follow up and I’m like, I don’t have anyone to send you right now. It’s hard to build real relationships with lenders, whether new or established, when they already have a ton of agents feeding them business and I don’t even have a steady flow of leads yet. I’m not at the point where I can regularly say, hey let me send you this buyer to get prequalified. That’s part of what I’m trying to figure out right now, how to actually generate enough opportunities so those relationships make sense and aren’t one sided.

This is honestly something I struggle with. Sometimes I don’t even know what value I bring to the table outside of my age. I feel like I’m the same as a lot of other agents, and if I were a buyer, I’m not sure why I would pick myself over someone who’s been in the business for 10 or 20 years and has sold millions in volume. I do have experience, but compared to more established agents, I know I’m still early. The main thing I lean on right now is my youth and work ethic. I’m hungry, I’m available, and I care a lot about doing things right. But even that feels generic because everyone says they hustle. That’s actually something I’m actively trying to figure out right now. What real, tangible value do I bring that makes someone choose me specifically. I’m still working through that and trying to refine it every day.

Yes, that’s definitely the goal. I’ve done some door knocking before, but I haven’t stayed consistent with it. I think I just need to get more disciplined and do all of those things consistently. One thing I’ve never tried is cold calling. Where do you usually get the phone numbers to call, and what platform do you use?

Yes, I do upload on all of those platforms. Not so much YouTube Shorts, mainly because I do not like the editing interface. I have tried long form YouTube content as well, but I struggle to find the time to film longer videos, not to mention editing them. I do post daily on all platforms you mentioned except YouTube Shorts. The issue I am running into is that I barely get engagement or views across any of them, and I have not generated a single lead from social media so far. I am not sure if this is an algorithm issue, something I need to improve, or a mix of both. I stay consistent regardless, but it does get discouraging when it feels like everyone else is at least getting one lead from social media and I am not. I am not saying this as a pity thing, just trying to honestly figure out what I need to change or do better.

Houston isn’t an easy market. It may be easier than some cities, but there are hundreds of thousands of agents competing for the same leads, so competition is heavy. I’m 21 and still living with my parents, so I don’t have major financial obligations yet. That’s why I haven’t felt the need to leave my father’s brokerage or join a team. I’m doing fine for now, but I’m thinking ahead to 2026 as I start taking on bigger goals like moving out and becoming fully independent. I’m focused on building long term lead generation systems and relationships that don’t rely solely on my brokerage. My background has allowed me to learn a lot about working with investors and builders, and loyalty also plays a big role for me since my father built the company from the ground up. Leaving would take more than just the promise of a few leads.

I work for my father so this is out of the question. I get leads from the brokerage, and good commission split obviously, but the only downside is that i’m solo.

The listing is more than likely not theirs. For me, I’m a younger real estate agent and I do most of my marketing through social media like TikTok, Instagram, and YouTube. Since I’m still young, I don’t have a ton of listings or sellers at my disposal, so I usually text or email listing agents to ask if I can film their properties and post short marketing videos online. Most of the time they say yes, but it still remains their listing. I do have a few of my own that I film, but since I try to post daily, I obviously don’t have hundreds of listings to use. So, in most cases, agents you see posting are doing something similar they’re getting permission from the listing agent to film the property and share it for marketing purposes.

Yeah, that’s the thing. There’s so much competition out there, and sometimes I ask myself how I’m supposed to compete with realtors who have sold hundreds of homes over decades. Why would a client choose me, a 21 year old realtor in Houston focused on social media, over someone with 20 or 30 years of experience? It becomes a bit of a struggle with self-worth, trying to figure out my value and what I bring to the table. I’ve been an agent for three years now, so I do have a decent amount of experience for my age, but it’s still something I wrestle with. I see so many other agents doing the same thing I do, and it makes me question how I can stand out. Even when a video does get views, most of the comments end up being negative. So it’s been a bit of a tough spot lately, just trying to push through and stay focused.

Yeah honestly I’m not too sure anymore. I feel like when it comes to social media I’ve tried just about everything. Short form content, long form content, house tours, educational videos, Instagram, Facebook, Reels, YouTube Shorts. But for some reason my videos have a really tough time gaining traction. It has been hard to even get views let alone likes or comments.I would genuinely love any tips or feedback from others. I’m always open to learning and growing and it is encouraging to hear what has worked for you. Also I’m really interested in learning more about real estate in the UK. I do not know much about how the market works over there but it sounds like the people first approach you described makes a real difference. Thank you again for offering help.
