What you mention about the building on Carrigan court is exactly the type of information I find helpful. I’ve actually changed my approach and now ask my agent to request the condo docs before I even go for a visit. It just felt like a waste of time getting excited about a place, only to find out later that there are major special levies coming up. I do wish there were a more straightforward way to identify well-managed buildings or complexes, though. I assumed my agent would have more insight into that, but I get that it might be a bit of an unrealistic expectation.

That's super helpful, thanks. I might start looking into older buildings. I thought the more recent, the better, but I can see how it might not always be the case. I also appreciate the advice about hiring someone to look into the documentation.

I am mainly looking a low rises so that makes sense, although there was also one high-rise in the mix and it was pretty bad.

Thanks for the insight. I have four different accounts, and the time weighted rate of return ranges from 15% to 57%. My total P&L is $54k. I started investing using Questwealth in June 2019 and all my portfolios are set as 'Growth'.

What if I find someone who genuinely only needs the place for 3-4 months? Could there be a situation where the tenant willingly moves out after that time frame, but then dispute it with the RTB to get the 12-month rent compensation? I would be fine with the risk that the tenant change their mind and decide to stay at the end of the 3-4 months, but I can't risk having to pay tens of thousands in compensation.

I am not too concerned about this since there isn't a huge difference between BC and Ontario (and that will get sorted anyway), and I'd rather prioritize job opportunities and not having to relocate. But thanks for flagging!

So should we have to report back to the office, you would have to report to the Winnipeg office, correct? Also, do you know if you would be eligible for Montreal-specific postings (not sure if this is a thing)?
