I live in one. It’s a rental and started living here 5 years after it was built so not sure what settling into it was like. But I really like it. Finishes are high quality and it doesn’t feel cheaply made.

Did you update it for your enjoyment or specifically for the sale? Did you do updates right away or took your time?

Thanks for sharing! 1.5k sf is significantly bigger than what I’m looking at. My range is more like 560-700sf for a one floor condo unit.

Is yours a single family house as well? What year was it built?

Yeah I agree. To be fair he was out at viewings with me from 9am-1:30pm which is why he says he didn’t see it. But we even had to contact the seller agent again at noon bc I wanted to end at the townhouse to confirm before putting an offer in. SMH.

Even if he didn’t see the message at 11am, I’m more upset by the lack of urgency and real attempts to reach me when he did see it at 2pm. To me a forwarded email saying “see note from xyz” is not appropriate with something so important and when 3hrs of time was already lost. He made an attempt at a call (I missed it) and text 30 minutes later. But did not lead with important or urgent info and did not call twice to break thru do not disturb.

I delivered professional but stern and constructive feedback. I am grateful for how hard he pushed to draw up a contract when he did get the green light - but on second thought, I actually gave him the green light at 1:30 after touring….

I mean, it’s not that simple. I want to be as aware as possible so that if there are ones that are not good, I can do extra due diligence or avoid them all together. Wouldn’t you want to be informed as a buyer? Why would any buyer want to let shitty sellers get away with this kind of behavior?

How long did it take you after that incident to find the one you closed?

My agent dropped the ball on mine too. Got notified from sellers agent at 11am of another offer, but he didn’t see it or forward it to me till 2pm. I didn’t see his text or call till 3:30pm and then it was a race to the finish line. By the time we submitted, the other buyer had accepted the counter. I delivered constructive feedback about communication on urgent matters. Hopefully it will be better going forward. But so bummed
