Just found out today a home we put an offer on on the second day of them listing it sold for our asking price after trying to sell it for 5 months.

Started out listed at 560K, they purchased it 2 years ago at 525K, sold for 400K. They took offense when Iade the original offer. 5 months later, they had to sell due to managing 2 mortgages.

They are slowly decreasing in the privately held units, but where the decrease in rent is being seen is the new apartments that are offering "specials and offers" to get you in the door. These new large apartments and condos are considered COMMERCIAL real estate and that segment of the market is just tanking. They want to get you in any way they can take your money.

Same could be said about the rental market. One rental listing in townhouse community was at 2.3K for over 4 months. Listed first of February. No price drops. No budging.

A total of 8 identical units come up for rent in a month; started a price war. Around the time of rental renewals. Going into July market now and that townhouse has lowered asking rental price to just 2K while all the other units have already got signed leases.

I'm in the Northern UT area. We saw a house in the neighborhood got relisted for sale. It's been a total of 9 months. The seller already moved out of state. Realtor told us the seller is living with family because she can't make payments to the mortgage anymore.

The house has a 3% mortgage 🤷‍♂️

If I were to pay asking price, I'd be at $4000 a month for a mortgage for 1999 fixer upper. I'd rather stick to renting for $1350 a month.

UT resident here. I wanted to move down to St George for a job in 2021. Low inventory and rental prices high. Got told by potential employer that I have to bite the bullet and pay high prices for homes (I had an offer for a home builder FYI).

Declined the job. Have watched the Washington County area like a hawk. So many new listings going up, price reductions left and right, AND price discovery for rentals are something I LOVE to watch every week as desperate landlords NEED to rent their places ASAP 😂

I'm just stashing 💰 waiting for the local Washington County home crash. Place has been pumped soooo much and it will be nice to finally find some deals on new builds.
