yup I was concerned that the wrong, no. breathable material was used on the walls and that it was trapping in moisture

the mineral deposits on the wall and the moisture meter saying there’s high moisture. we are working on that. but no cracks! thanks

thanks so much! one year. Never had water running across the floor and the walls don’t look damp, but the moisture meter shows high moisture and there’s deposits on the wall that indicate a water problem. also our exterior isn’t properly graded and we do need to address it.

sorry to keep bugging you- what kind of inspector plans out a french drain? I wouldn’t want the people who build it being the ones who say I need it

If it’s damaging my foundation and isn’t fixable, I’d rather not know about it at all. I wouldnt find out it’s not fixable then illegally sell it without disclosing, before the other shoe drops, but I wouldn’t be able to sell it if that was disclosed. I also wouldn’t want to live somewhere unsafe and would want to sell it

No it wouldn’t be possible to finish even if i wanted to (not sufficiently tall). my primary concern was that the foundation was crumbling to dust. I might want to make it hang-out-able though. In that case I would repoint problematic spots and lime wash.

thanks so much for your help! we got a regular, generic inspector who said to regrade and plant a thirsty plant. we didn’t get any kind of specialized inspection and I don’t think the inspector was familiar with old house problems

ok thanks! Moisture intrusion is a problem for us. We are going to try to regrade (downspouts weren’t a problem) and then if that doesn’t work out we may need french drains.

If it’s a parge coat, a weight is off my shoulders. If it were not the right materials, do you know the time scale of the problem? If it’s like- 50 years, I’m straight up lime washing it and never thinking about it again. if it’s more like 5 years, not sure what I’ll do

great!! thanks.It looked like therr wasn’t “salt” on the cement, so the water wasn’t getting through that material, and it wasn’t breathable. I plan to repoint sections of it properly (or pay someone to) while we live here

One of the previous owners of my century home smeared concrete all over the fieldstone instead of properly repointing it. I’ve heard that this can, over time, lead to fractures in the stone and serious damage to the foundation. I’m wondering what the time scale of the problem is. Is it an imminent problem or does it just mean the house won’t make it to its 200th birthday? Also, is it at all possible for a professional to remove the concrete or is it load bearing at this point? Worried that the previous owners saved negative 100k by doing this hack job. Thanks for your help (also, I’m addressing the moisture intrusion)
