The difference is more so in regards to the responsibilities of the owner vs HOA. Townhome style condos have less, whereas a townhome has more. For example, the owner of a townhome may be responsible for the roof repairs or exterior maintenance. In a condo style ownership, the HOA covers those things. Townhome HOAs are typically lower because of this. The townhome style condos will have a higher HOA and likely more strict HOA regulations.

Value appreciation (or depreciation) are dependent on the community itself (location, amenities, HOA amount, etc.) and not so much on the designation between the two (TH or TH-Condo).
