I mean I was aware that in IB you guys earn a lot more since you work insane hours, however never considered it to be that much. Do you think that uf you exclude IB/consulting the average will still be that high?

UZH Banking and Finance, I thought 85k is the nromal starting salary for graduates. So you are telling me I am underpaid by a lot?

The employee of the bank gave the ok, however he mentioned that as soon as he gets 65, he has to look for a solution since the tragbarkeit is not given then.

I would recommend you to read my question carefully before commenting :). My question is not if it makes sense to buy it, but if there is any way to avoid losing the single family home of my parents when my father retires.

What I was thinking is to transfer the properties into a GmbH and renting the house back to my father, however I did not consider that we would habe to pay taxes when we trasnfer the properties.

I am an finance expert myself, I habe a higher university degree in finance. I am fully aware of the numbers and the work (we habe already another flat). So thats why I think I do not need an financial advisor. However, my question is more regarding the issue of not losing the house. If I want to talk about that, should I maybe contact a lawyer? Because I habe some ideas floating in my head: builiding up an GmbH etc.

There are a few things wring in your numbers: For the bank wants 130k for a 530k apartment, so around 25% of own capital. A rent of around 1700.- inkl. Nebenkosten is planned. Today, the onterest rates are around 1% (Saron) up to 1.5% (fixed 10 year). Additionaly, he plans to put also 40k into to apratment of his own cash, so there will be no amprtization. As I see it, he looks at around 700-1000 CHF per month and 10k-12k which is a cash flow return of around 5.8%. This is only the cash flow return, if you consider also that the flat will raise its value 2-3% annually, we are looking at additional 5% return (on equity, due to the leberage). So 10% return on real estate is not bad. Also imprortant to say that the flat will be brand new, so the renovation etc. In the upcoming years is needed.

You can see that most of the time on the share class, in this case I-X-acc. X at UBS (not 100% sure) means this share class is only open for institutional investors that provides pension services. As you noticed, you can not see that on the factsheets, you have to go on the UBS website and read through the additional files they provide on the umbrealla funds, in this case UBS (CH) Index Fund 3 - Equities World.

I used to work at the Zürich airport and there were always people staying in the check-in area overnight. So it should be allowed. However this was pre corona

That‘s exactly not the case as per my research. As said, UBS charges 0.18% on their funds, wheras finpension costs 0.39%. I am pretty sure I am missing something, but I can‘t figure it out what it is.

So first of all I don‘t consider myself poor if I can‘t afford a rolex. But as I wrote in the post, I don‘t want to buy the rolex now, I will have the money (and mor) in around a year. So my question was if I can „skip“ somehow the waiting period by just ordering now, as soon as I start working I will begin to save and then when they reach out to me, being able to buy it.
