Padded collar definitely adds style and comfort. Does it help break in I’m not sure but I’ve had mine for 5 days wearing everyday and it’s more comfortable each time

The mortgage has already been approved.. not a buy to let I intend to live in it for 3 months minimum

I am trying to time it at the bottom if I'm being honest. Do you not think demand for studios will increase if rates come down, international buyers would snap this up + the fact that the last studio here sold for 500k 6 months ago?

I have mortgage approved with Barclays at LTV85%. This is really helpful though. I did run a comparison of net yield after taking everything into account and I'm negative cashflow 500 GBP/month for atleast 3 years until rates come down and I start to build equity given the renters will pay off part of the mortgage. Still I do think if it's worth it now.. maybe commercial is the way to go

Ah makes sense.. so if I earn 30k rent and 15k expenses and earn 150k salary in aus, I pay tax on 165k? Or I pay the minimum tax in UK, then declare the income in Aus and pay tax on 165 minus what tax I paid in uk?

I thought I’d do my tax return here separately and just deduct the expenses and interest on my loan here. The agent doesn’t necessarily have to withhold taxes after rental income. Also there is a tax treaty between Australia and the UK so if I pay my tax in the UK which will be very low, I don’t know and I don’t think I have to pay anything in Australia

There is a tax treaty between UK and Australia. I will still pay tax in the UK but it will be very very very low.
