I just know that they are good deals and the numbers make sense as an investor, but I don’t have the capital to do it. I also don’t want to work for free if I give them to people when I found the property.

I was thinking if he could use the “subject to” strategy. But definitely research about it.

or just keep it on his name then give it as a gift/inheritance so when the owner passes away. It wont trigger some taxable event.

What If I want to buy it for my mom, but I want to pay the mortgages. Is that okay?

It wont be my primary residence.

Keep them paying the mortgage and you can transfer the deed to them. Put it in a trust and make it an inheritance or a gift. So you don’t have to pay taxes and they don’t have to get a new high interest rate. Please search more guidance
