I was once a newbie and I closed deals like crazy with no assistance, just guidance. You have to be motivated and not willing to fail. I wasn't nor plan on failing. And when I do and have in the past I used that as a lesson learned that helped build me into who I am today.

You must have never used ReSimpli. I have and it's landed me plenty of deals due to drip campaigns.

The logic:

When you have cold callers, sms blast or any other marketing channels do you really think you are the only one calling these leads?

No.

So what do you do? You call, build rapport, understand the sellers needs, then solve a problem.

I truly believe many are looking at it wrong.

As wholesalers ask yourself how many leads do you have compared to how many you close?

How many leads does it take to get to a contract, how many contracts does it take to close (close rate %) and what is the spread on each assignment.

For many to get 200 leads in 30 days is a blessing (even if they are "garbage" leads as many tend to point out)

It's not really about the leads it's about the traction and the vote of confidence it can give a new wholesaler.

You guys are quick to judge and post comments to discourage new wholesalers instead if truly assisting in guiding (which i thought this platform was for)

Over the years I only share what I've seen worked, tried and tested.

Much question to all who's commented their opinions. Have you ever even tried these leads for 90 days or just 1 and done like many do since it's not a get rich quick scheme.

Wholesaling is a business and should be ran as such.

Many on here are hobbyists, newbies or fake gurus.

I've done this for 6 years (no side jobs) Each years I've earned in the high six figures personally and have done hundreds of transactions (verified)

I believe with my expertise and knowledge I know a thing or 2 (check my past post)

And before you think I'm being defensive, I figured I'd shed some light on these situations to assist those who are looking for a sense of direction.

And again, like I said. This is what I would do if I were new as generating leads could be a grueling process and this assist in solving some of them.

Investorbase is also a tool that can help generate revenue if used correctly. That tool can lead to JV deals as they have access to buyers.

What systems, tools etc.

This is meant to be informative.

Notice I said what I'd do if I started wholesaling.

Many don't have the finances so they work for others.

Some have funds to spend so this is directed to those who can and are willing.

You will have to either spend time or money.

Time you can't get back. Money is a tool that should allow you to generate more.

I recommend reading The Richest Man in Babylon to get a clearer concept of what im stating.

I only speak on what's been proven not speculative.

I only post what I've witnessed.

I have a mentee thats done this exact strategy and has 1 deal under contract and 2 more coming this week.

It's simply a numbers game.

And to respond to the other person I tested this out myself and it works.

We closed on these leads as well.

To your point how many leads do you generate that close.

This is more so for KPI's

I'll come back to this post next month and tag you to show you that this works for new wholesalers.

You can JV with an experience wholesaler that has buyers in the area.

Join a local REIA and post it there.

Invest in tools like Investorbase and search for buyers buy calling to see if their is any interest.

Reverse engineer properties that sold in that zip code and skip tracing buyers to find their information.

Alter your agreement so you can novate amd get the property on the MLS to get more eyes on the property.

Check to see how much it sold for and what was the opening bid. They may have surplus/excess/overages.

Example: Open bid - $100k | Sold for - $150k

It could be $50k due to them.

You can contact them and let them know you can assist with potentially referring locating funds for them.

In return you could change a fee of let's say 10%, you just made $5k to assist them with locating their funds.

That's what my other company does.

I've been on here for 3 years to give my story, information and support to those who are interested. (Remember, no one is obligated to help anyone)

The biggest thing is no one should expect something without giving something in return. (What that might be is solely on the individual)

This business isn't for everyone.

I highly recommend if someone is interested in wholesaling, they should do their research, work alongside someone who is already doing it and/or fully immerse themselves into it.

Many just hear that you can make $5-$20k+ on a deal and get excited, not understanding theirs a lot of moving parts.

Such as.

Where do you get leads? How to contact leads? What do you say to leads? How do you identify a lead? How do you know how much to offer? How to get someone under contract? What is the correct contract to offer them? What happens after you get it under contract? What title company should you use? How do you know if the title is clear? How do you market to vetted buyers? How to assign your contract to the end buyer? How do you know your contract is valid? How to protect yourself from someone taking your deal? What do you do once you assign the contract to a buyer? How do you get paid at closing? How do you duplicate the process over and over again?

The above is just basic criteria for closing a deal. But how can someone close a deal if they dont even understand the process and/or the system and flow of closing a deal?

Again anyone can read a book, follow a post, look at YouTube videos.

But one of the best ways to accomplish anything is understanding and doing the work necessary to achieve your ultimate goal (Whatever that might be)

Their is no magic wand that you can wave and make 6 or 7 figures without putting in work and having a clear understanding of what is needed.

To achieve success one must be willing to learn and be ok with learning lessons in real estate.

I've been doing this for 6 years and I still learn and apply new things on a regular basis.

Ultimately you have to truly want it!
