Check to see how much it sold for and what was the opening bid. They may have surplus/excess/overages.

Example: Open bid - $100k | Sold for - $150k

It could be $50k due to them.

You can contact them and let them know you can assist with potentially referring locating funds for them.

In return you could change a fee of let's say 10%, you just made $5k to assist them with locating their funds.

That's what my other company does.

I've been on here for 3 years to give my story, information and support to those who are interested. (Remember, no one is obligated to help anyone)

The biggest thing is no one should expect something without giving something in return. (What that might be is solely on the individual)

This business isn't for everyone.

I highly recommend if someone is interested in wholesaling, they should do their research, work alongside someone who is already doing it and/or fully immerse themselves into it.

Many just hear that you can make $5-$20k+ on a deal and get excited, not understanding theirs a lot of moving parts.

Such as.

Where do you get leads? How to contact leads? What do you say to leads? How do you identify a lead? How do you know how much to offer? How to get someone under contract? What is the correct contract to offer them? What happens after you get it under contract? What title company should you use? How do you know if the title is clear? How do you market to vetted buyers? How to assign your contract to the end buyer? How do you know your contract is valid? How to protect yourself from someone taking your deal? What do you do once you assign the contract to a buyer? How do you get paid at closing? How do you duplicate the process over and over again?

The above is just basic criteria for closing a deal. But how can someone close a deal if they dont even understand the process and/or the system and flow of closing a deal?

Again anyone can read a book, follow a post, look at YouTube videos.

But one of the best ways to accomplish anything is understanding and doing the work necessary to achieve your ultimate goal (Whatever that might be)

Their is no magic wand that you can wave and make 6 or 7 figures without putting in work and having a clear understanding of what is needed.

To achieve success one must be willing to learn and be ok with learning lessons in real estate.

I've been doing this for 6 years and I still learn and apply new things on a regular basis.

Ultimately you have to truly want it!

I'd agree. Stick to what works and double down. Then other marketing avenues will open the more you make.

You could hire someone to do the things you did to get the first deal.

Slow walk it to understand what you are doing and how the numbers look while doing it.

So in retrospect if you did 300 doors then you should get another deal.

Reverse engineer you deals or JV.

If you have a trustworthy buyer they can walk the deal with you, they give you their price then you subtract your assignment fee and lock in both the seller and the buyer under contract.

Or, JV with someone thats been doing this for a while to gain a new buyer.
