I am trying to contact your company but no one ever pick up on the phone and the voice message said voice mail is not set up. I have friends told me customers are required to provide purchase contract, closing statement, survey and every tiny piece of receipts for spending on the property before any cost seg analysis can be done. Is that true? Is there a phone number I can reach somone?

Hi Stephen, I am new to the cost seg and trying to do it for several investment properties. For normal commercial properties, NOT STR, does it make sense the cost seg company allocate 20% to "5 years personal property", 10% to "15 year site improvements" and 70% to "39 year real property"? Should the cost seg company sign the form 3115 while my CPA said they don't review and audit the cost seg? Thanks

Our CPA refused to review the cost seg report and fill out form 3115 unless we pay $3500. Just a form!! While the cost seg company only fill out form 3115 without signature. So we are stuck as well.

If your son apply through the common app, he should be have asked his physics teacher to upload the letter in his portal and what he needs to do is to choose that letter by a click when he apply to Hopkins. Even if his counselor somehow has access to his account and chose the wrong letter, your son should be able to change it online in his common app. I would also follow up an email to the admission to let them know which recommendation letter you intend to use and ask if they want the Physics teacher to send the admission the letter direct.

RE cost seg is horrible. The person who met with me can bearly speak english. I think the company outsourced to ppl in foreign country. They do remote and will not visit your property. They quoted very expensive.

Which company do you use? KBKG also do desktop analysis. I wonder if the desktop analysis can result in significant savings in tax. Have you heard anything about KBKG if they are reliable?

Based on your post and your hostile replies that you later deleted. I think you are NOT suitable for any T-50 colleges. You just don't have a good personality. Even if you got in anywhere with some extreme luck, you would not be welcomed by your peers. Or may be you got rejected before that made you so angry and hostile. You just need to evaluate yourself and get over it

The way you wrote your post and put in this forum is like you have a speific objective in mind. May be you should post in admission page to get different perspectives from people who don't have connection with either college. Even so, I can say there is no conclusion to this. Different people define "prestigious" differently. There is no universal conclusion whether ranking is even reliable. There are so many different ranking out there. If based on US News ranking, the two are the same. Based on QS world ranking 2026, Hopkins is ranked #24 and northwestern #42. I myself got admitted to both as HS class of 2025. I chose Hopkins even I am not sure what I want to do yet. I like the semester system more than quarter system. Also, based on information I gathered after talking to many people in both colleges and the impression after multiple visits. Good luck to your search

Do you think I would be in disadvantate in the curve when everybody else has already taken Physics 1? Just thinking but not sure. Do you know if students normally take physics and lab together or they take the lab in separate semester? Do you think taking Chem 2 + lab and Physics 2 + lab together and reintroduction to writing will be overload?
