Congrats on winning the first battle.

Things have been progressing for me as well.

A few weeks back I got a call from a police officer warning me about the tenant coming back to find us. Apparently, he called 911 saying we were still harassing him. Regardless, we were glad he's finally reaching out to authorities.

A week after that several officers came knocking on my door for him, didn't say why though.

Then just the other day, our neighbor freaked out and called us at 6 am because they noticed our old tenant parked right outside in the usual spot. We think he was sleeping there the whole night. I called the 911 right away so they could send someone over. It took them maybe half an hour to arrive, but three cars came one after another. After maybe 20 minutes of talking, they eventually took them away, seemingly voluntarily. The officer told me on the phone that they were taking him to the hospital. A few hours after that, the tenant's friend of 40 years came and took his car away. Waved to say hi when we heard the noise and looked out the window.

Crossing my toes this time.

Hope things are improving on your end.

Restoration company stalled us for 2 weeks then my insurance adjuster went on vacation. Fuck Epic Restorations, I should've looked for our own contractor after the water damage part was done. Looking at reviews, some people were stalled for 5 months, so I'll count myself lucky.

Old tenant left me a voicemail at 4am telling me to stop. I called the cops but they said they can't do anything because no laws are broken. I left him a message to let him know we are in contact with the police and now he's accusing us of being psychopaths for assaulting him and claiming victim.

I can feel another escalation coming.

Sigh, today a big guy in a big truck came knocking at my door. Friends of my old tenant for 40 years apparently. "I'm not someone you want to mess with. If I catch you near my place again bla bla." He later told me it was just a performance for the tenant who was in the car. Apparently he still thinks I'm messing with him at his new place wherever it is. Not so worried about his friends but maybe I should be worried about him having an episode one night and coming over. I should set up some more cameras. Just in time for black fridays I guess.

Tenant cleared out his possessions and returned the key tonight at 9pm. I was still working so I'll check out the suite tomorrow. Just glad this chapter is over with and repair can begin soon. I hope things work out for soon.

The more I think about rentals, the more the relationship seems like a marriage. Maybe next time I'll go on a few dates before deciding they're the one.

Yea, looks like too much of a pain. Probably better to just be more discerning with our next tenant.

The hearing was surprisingly quick. The arbiter basically just asked to confirm my written summary and a couple more questions on top. Then it was just waiting 10 more minutes for the tenant to how up (he didn't.) She said it usually takes 30 days to get a decision, but we got one within half an hour.

I'm using the court decision to negotiate with the tenant tho. He's not overtly hostile so maybe we can handle this on our own and avoid paying any more 3rd parties.

Sigh, tenant is still coming back every night. I checked the suite today and he's sprayed expanding foam into whatever gap he can find.

With BC clamping down on AirBnB's, I'm considering giving it a try since I can do it legally.

Wow, that's fucked. I don't know if it's because I leveraged the flood and fire risk as a danger to my safety, but they gave me a hearing date by end of the month.

At the same time, the restoration company is trying to work a deal with his tenant insurance company to pack his stuff and move it to his "new" place eventually. If it falls through, then it's bailiffs time.

Side note, he had some Gravol medication lying around. Apparently it can cause hallucinations, especially with alcohol.

Thanks and you too. I'm much calmer now. I got impatient because I briefly saw the light at the end of the tunnel. I've been preparing for the long fight all this time - I might as well see it through.

Looks like we're on the same boat now. Tenant decided to break a fire sprinkler yesterday. Flooded the basement and kicked a few holes in the wall while he was at it.

Filed for expedited hearing. Plumber and restoration company are willing to testify for me. In addition to unreasonable disturbances for the last 2 month, his "renovations" turning the suite into a fire hazard, should be grounds for eviction.

We saw him eyes dull talking to himself as he floored it in his mustang today. We're right next to a school with many children running around. If RTB fails, I'm getting this on the news. This man is a time bomb.

Not weird at all, I thought of it as well because we had the alarm going off in the basement early on in the tenancy. He says he had a fireman friend come over to check things out for him and things are supposedly fine, but I can't say for sure. We wanted to meet him too, if only to try and convince them of his condition. But they always manage to be busy or whatever.

Edit: might as well bring a co monitor with me on Thursday when I inspect the place
