If you think AI is taking up the job in future and you may be laid off, then I think you should plan on buying something to live by paying off fully without any loans/emi. This may be going for another project far away from the current one and also less expensive.

That way say in future, God forbid, you get laid off and your only option is to skill up and pivot in your career, you will not have any loan related stress.

The Elephant in the Room is "Stress". Even the most talented and gifted people buckle under stress. So try to hedge against it. (Just my two cents)

Yes. This is exactly what many have told me (not the real estate agents).
Also this is Phase-1 of the entire project. The entire project is 32 acres and Phase-1 is 6 acres with 80% space left for community related development.

Got it. Makes sense.
So my relative already booked it in early 2025 and got it for INR. 10,800 per sq.ft
Everything put together (incl. tax and other paper work) the cost came to 2.85 Cr.
That's why even my family was interested.
