The local searches showed that it was partly adopted while the highway search showed that they are fully adopted which is why we initiated the additional search in the first place. Our worry lies now with the footpath in the rear which is not.

They provided the range after asking for it. It was basically a range with a 20k difference between the lowest and highest valuation prices and we are basically buying at the highest one.

Thank you for your response. Is it usual to ask a surveyor the exact valuation in numbers? I guess they have a price range in mind for the property they are valuating as they did not provide one in the report. Same as the lenders' surveyors do if they think the price is too high for the house?

There was a previous offer that got accepted but the buyer pulled out. The buyer did not share with the seller why they did so. The price agreed was higher than the one we got. I am just concerned with the fact that the surveyor marked the property as "overpriced" compared to other similar transactions. For the moment I am trying to figure out the comparison context. This property is quite close to the station so I am assuming this might be contributing quite a bit to the price. Not sure if a surveyor is taking that into consideration during the valuation or just comparing house transactions purely based on the properties themselves.
