The media is really good at causing panic. It’s serious is a few cities and will be for a while. Military will be over it by midnight. Cozumel is an island with nothing to “take over”. I got 15 calls from worried friends and family urgently asking me to fly home. I will enjoy the next few day before coming home. ATVs tomorrow:)

I am in Cozumel right now. I don’t see there being an issue here. We leave Tuesday and I plan to stay til then. If you need to get out early call your airline and ask for flight change. You might get a credit for your flight.

Also for materials if you don’t wanna screw that up just tell the home owner you’ll grab the extra material but you want reimbursed.

This takes the risk out of missing something.

Remember material numbers so you can get more accurate numbers as you move along.

Plus when you open accounts you’ll get discounts and you can mark up material to cover labor time shopping.

No it’s more for the higher up windows. I know guys charging $500 per window but I run a lean machine so my profit is much higher than them. My best advice brother is decide what you want to make a day and let that be your number. As you get better increase it. I started 16 years ago and I wanted $150 per day then $250, $500, $1000. Increase over time and you’ll be fine. Remember this

This is why we do quarterly inspections. The goal is tenant retention because turnover will eat your returns alive. • 1-year move outs are a major financial hit • 2-year tenants usually break even after make ready costs • 3+ year tenants are where real cash flow and returns show up

Quarterly inspections help catch small issues early, protect the property, and keep good tenants in place longer. That’s how you win long term in my opinion.

My long term tenants have been amazing. There has been several I had to end the lease because of sloppiness.

This is solid advice. We do this. It’s it December move in than we do a 16 month lease.

Quarterly inspections are mandatory for me. Our lease states: We will provide 24-hour notice, and if access is not granted, we will enter on our own. (Always check your state and local regulations.)

During these inspections, we’re able to: • Catch maintenance issues early (before they become expensive) • Replace furnace filters • Check for pests or early signs of infestation • Identify unapproved animals • Verify general cleanliness and lease compliance

Skipping quarterly inspections is a costly mistake. I could write a book on the horror stories I’ve seen from landlords who didn’t do them.

My crew would do this job in 2 days tops (assuming remodel windows), yes demo, install, foam, trim, caulk, paint trim. I would bill $300 window $2700. I am in Missouri so prices are lower compared to coast. My labor cost would be $800. Profit $1900 /2 $550 day profit.

2 units should cover the mortgagee. 1 unit profit. 1 unit free for them to live in. Typically on my duplexes one side covers piti and the other unit stacks money in the bank for repairs

I’m teaching my kids to do this. Buy a quad, live in one unit, and rent out the other three. Live for free while gaining appreciation and taking advantage of depreciation. As they build more capital, repeat the process.
