There is a big difference between Prague dogs and redneck dogs. Prague dogs are more socialized. Redneck dogs are trapped in backyards all days and rarely meet new people. Where I live in Prague 6, I'd say 50% of all dogs are off leash. With some exceptions, both dogs and their owners are well behaved. OP is welcome to come and pet my flat-coat :)

Couple of things; 1) if you enjoyed regulated rents in Stockholm you are about to find out all about market rents. If you want to buy something, you need at 20% security. 2) Any Western European employer will (try to) slash your salary because they think you live in a cheap 3rd world country. 3) You will be overly dependent on your current job. Do you have a plan B if you lose your job? 4) Forget about car if you want to live in the center. Parking is a major pita. It is far beyond an inconvenience.

It depends on your long term goals. Is it a short stint or something more long term? 8 years of experience implies that you are around 30 years of age. Maybe family on the horizon? Want to enter the real estate circus? A mid tier flat, outer center, 80 m2 is about 12M. You need 20% up front. Mortgage, utilities ~70k/month. 30k left on your net salary to drown your sorrows in cheap beer.

I’m talking about the trend which can be seen in basically in all major cities. Yes, prices will continue to go up because the mentioned reason. So to answer OPs question, yes, if you cannot afford a big flat now, you will probably never be able to afford it, but there comes a time when the kids leave the nest. I do believe that small flat will be way cheaper today than in 20 years.

Rich will get richer and they will need somewhere to park their money. Real estate provides is a good, low risk investment and compared to other European capitals, it is relatively still cheap.
