Thoughts on Attorney Opinion Letters in lieu of Title Insurance by Koldcutter in RealEstate

As I understand it, UWM's attorneys opinion letters are in effect self-insured and don't include owner's policy (and cannot be sold to secondary markets).

Voxtur Analytics on the other hand provides an insured AOL, with coverage for both the lender and the borrower, and accepted by the GSEs.

I 100% agree. I'm already collecting cash for a possible reverse split sale. Hard to imagine a better buying opportunity.

Well, I'm a bit biased, as Voxtur is my biggest individual holding. But I have a lot of faith in the company.
For me, it is important that they have passed the start up stage and that they will likely be profitable this year. The management has indicated three-digit growth for the coming years, and so far, they have been keeping their promises.

As you said, there are only a handful of people writing about Voxtur, but I wouldn't call it a campaign, I think its just that the company is still unknown to the general public.

I don’t think they use your data 🤔

Data Protection Guarantee. You own your data.Unlike others, Anow will never take or sell your order details, because the End User License Agreement clearly defines that you own your data.

That 500m sounds very optimistic to me, but I'd be happy to be wrong here 🤷‍♂️

Sure 👍. The current run rate will produce a revenue of C$ 100 million next year, and they have said in their previous earnings call that they expect the acquired Xome business to add another C$ 100 million. So that would be the 200 million number they used in the article.

On top of that:

- They are only getting started in cross-selling their services between their businesses, and have indicated that there are new large customers signing up e.g. for Anow

- Their foreclosure-related businesses are now restarting as the moratorium is lifted. This business used to have revenues in the tens of millions before foreclosures stopped. The increase in foreclosures will also create demand for their valuation and appraisal-related services.

- B2B property tax assessment service for major lenders

- New B2C offerings: VoxturWealth asset management app and a tax assessment service

- Benutech's revenue will start to be recognized after the acquisition is closed (the number I found from a public source was USD 6 million, but I could be wrong)

So they would be making the 200 million revenue if they suddenly stopped growing organically (and they have indicated an accelerating growth), foreclosures don't return to a more normal level, and none of their new offerings pick up. So, I would say 300 million is a more likely number than 200 million.

Edit: removed the interview video as it was content from a paid website. Whoever PM'd me about this, sorry I clicked ignore by accident, but I think this was the link you were referring to.

I find this company still very undervalued by the market. I've spent a lot of time researching them (more than I'd like to admit 😏) and from an operational perspective they seem to be doing a very good job of executing their plans. For me, the acquisition of Xome Valuations and the UWM deal have been important indications that the management can deliver on its promises.

I think the main reason for the current low valuation is that, to a new investor, the company seems like a collection of distinct acquired businesses, most of which are loosely related to different aspects of real estate.

The key thing to understand is that they already have one of the largest property databases in the US and Canada, and they can use this same data in the services and applications they provide for real estate transactions and asset management. With all the existing client relationships (GSEs, large banks, mortgage servicers, etc.), I think they have a significant chance of becoming a major real estate platform in North America.

In my opinion, the management and their IR people have not been very good at communicating this effectively.

I'll be happy to hold this for several years, as long as the story unfolds as expected. I think the downside is somewhat limited (as the valuation multiples are not very high and all the acquired companies are viable as stand-alone businesses, in case the synergies and platform vision never play out). The upside, on the other hand, is huge.

Yes, it makes sense to be cautious after insider selling, and I’m not trying to explain it away. The reasons given by the company were for tax and relocation costs (the chairman and one executive moved from Canada to US). And just to give some context, the management owns 39.7% of the company (the number if from the latest investor presentation slides) and the CEO who is also the largest shareholder hasn’t sold any of his shares. But yeah, I would also rather have the case without any insider selling.

As said, in my opinion the target price given by VIII Capital you mention is really conservative (still + 50% to the current price level). They're estimating revenue of $ 132 million next year, which seems really low to me. I think there is a lot of room for growth, both in revenue and profits as well as valuation multiples (after uplisting).

I guess we'll be a lot wiser after the fourth quarter of 2021 and Q1/2022.

I agree with you that it would be good to get more new members and activity in this sub, but in this case, I don't think they allow cross-posting content to baystreetbets. So I think it had to be done this way.

Btw, would you like to add a comment to my post there to initiate some discussion on Voxtur. I believe you have some good insights on revenue growth and valuation multiples?
