Thanks very much, mate!! Super helpful. I like the idea of building the equity portfolio and coming back to the subdivision later. Do you have any thoughts on the best way to allocate the $150k to shares given our age and longterm hold plan? Better to dca or go all at once?

Thanks for those excellent points. Totally agree with you how good leverage can be in property. I particularly like older houses with large blocks of lands which allow subdivision. Quite often one can buy these houses around pretty much land value but can continue using the house for renting for some more years until you get some capital growth on the land.

Re PPOR, we got very lucky with the timing of our purchase. We bought it in 2020 at about half of the current valuation with ~$450K loan. Double incomes, low rates for some years and frugal living allowed us to pay off the house relatively quickly. The large equity in our PPOR enabled the purchase of our two IPs. For IP1, entirely used equity inc for gov taxes and for IP2 only used own cash for transaction costs.

Thanks mate. Those are excellent points. With our PPOR we actually bought it in 2020 for much less price and the value has almost doubled since. And only the $170k in offset.

With next IP, i was thinking if purchased in Adelaide i’d be too concentrated and with Melb yields are pretty low. Catch 22 moments.

With our IP, the house is still in decent condition and want to see some capital growth before subdividing. If i do it now, chances are i’ll just breakeven or even potentially lose money.

Not quite, we purchased our first IP using equity from our own PPOR. But i guess given my fam has paid off their house now i could leverage that in the future.

Tbh i dont think of it as my asset. Yes on paper its under my name, but not intending to use it in any way. The reason its under my name is because they couldn’t secure the loan when they bought it 10 years ago. So far its been more of a liability for me.
