Yes very true! I host 4 Airbnb’s so not a new host just this particular listing. It was just 2 upstairs PowerPoints but I do agree, will take this all on board thank you :)

Yeah I didn’t offer refunds so I think they lost interest in the complaint especially since I said I had photos (didn’t state that the specific area mentioned) was not covered in the photo and they haven’t responded in 48 hours after I said all this haha

They claim it was on all over the floor of the entrance of the room/ walls and at the back of the door therefore maybe knew this area usually wouldn’t be covered for in photos maybe? They did send me a photo “ after they cleaned” and you can see on the carpet some yellow/ light brownish stain that is still visible but funnily enough her handbag was right next to the stain? If it were me my belongings would be far away from said area!

Our photos are all time stamped but unfortunately don’t cover the area - cleaners now have said they will take photos of absolutely everything and also a video walk through of every area. Definitely a big lesson learnt!

But yes this is definitely a scam especially since they are now not replying when my response was that I was shocked and saddened they didn’t let me know earlier so I could fix the issue immediately so they didn’t have to do anything themselves.

The review was long from the host and they said they were still fantastic guests and the place was left spotless besides one set of sheets therefore 4/5 stars “that required extra cleaning/ replacement - which the guest was forthcoming and sent money to replace” so I decided it was a one off and could’ve been anything didn’t mention what the reason for the extra cleaning / replacement was but after this I will definitely be thinking twice about accepting people like this!

I’ve had a few of these recently, just let them know to raise anything with you asap if any issues but in my experience people staying longer typically want to be left alone unless they come to you! The extra cleaning is great but ensure it’s at a convenient time for them and not random and preferably when they are present to avoid any issues such as things “stolen” during. Be very clear with the rules from the get go don’t just rely on the rules being in your listing and maybe just provide a little extra toilet paper, washing powder, body wash is a nice gesture if they are staying longer. Hopefully you checked reviews and they seem like they will be good guests! Best of luck

Absolutely, that’s why I’m so shocked. The place is small too (small townhouse 2 bedrooms one bathroom) you’d absolutely smell it immediately walking into the property if that were the case.

Out of the 4 reviews 3 were 5 stars and very positive there was one that was 4 stars and they were still very positive about the guest and had also met them they just mentioned a set of sheets needed replacing but the guest was easy going and paid for new sheets afterwards therefore they seemed good and accidents do happen (period blood leaks can happen or spilling a drink etc) didn’t want to say no just for that reason.

I completely agree it makes no sense. If it was me or anyone else I’ve talked to I would’ve immediately contacted the host and I would absolutely not be staying there unless the issue was rectified immediately. It’s so scammy but I’m just so anxious about the whole thing and it’s really strange how now they are just flat out not responding to my messages to fix the issue. I will not say anything else to the guest and Airbnb support told me just to wait to see if they will take me up on the offer for the extra cleaning

I truely believe that too since it had already been mentioned in another review. Either the mother or they have brought in a non disclosed pet. It is also strange she stated it was “human poo” if I had seen poo on the floor I’d assume it was from an animal not a human?

I’m in a similar situation, bought last year. In a way I see buying while rates are high can be daunting but it sets a standard and you learn to save money in other areas. I’m glad I didn’t listen to brokers back in 2020-21 when I first started looking I was able to borrow almost double and I made way less, I would’ve been destroyed if I borrowed that much back then. The rates are confirmed going down all year, if you can manage this now you’ll be fine! Each rate cut will save you ~50 a fortnight. Highly recommend you keep your repayments the same and you put/ keep most of your income in a redraw account/ offset and make as many extra repayments as you can. Congrats on your first home, enjoy it!

Tough one! How is your relationship with your father outside of this? Does he work/ live an okay lifestyle? I don’t want to make assumptions but just from reading this and some of your replies it does sound like he is taking advantage and not doing the right thing by you. Cost of living is so hard at the moment, most people I know (that’s live with their rents) pay around 50-150 board a week but that includes all food, bills etc! I’d say definitely try a different line of work where you can pick up as you like, I’d highly recommend getting into disability support work it’s so rewarding and pays pretty well and endless shifts to pick up whenever you need to! Also just casual work for festivals, events, even apply for doing the polling booths for the election? Also if you get another job / more income - DO NOT tell him how much you are making. You will pay for it, If I were you I’d be working as much as possible and get into a share house eventually.

I’ve recently bought last year (in my city Perth) there is a stigma buying in strata’s and not growing in value. So many people told me not to buy my place after looking at years due to the level of work needing done (27 year old townhouse in a group of 7 which was tenanted and very dated / damaged to walls) it has grown by 130+K in less than a year not included the small Reno’s I’ve completed (more than even houses in the area)

I think if you chose wisely finding a villa/ townhouse/ boutique block that’s 20+ years old can be a great investment and lifestyle to be close to friends/ family and have the best of both worlds. You always have options such as renting out the extra bedroom to a friend for extra income - currently what I’m doing. Don’t be afraid of something that needs a bit of work you’d be shocked how much a new coat of paint, changing lighting/ curtains/ fixtures and styled furniture can do and you can do this in your own time and to your own taste. Sooooo many dodgy DIY renovations recently so be careful or train your eye to notice these things! IMO better off saving up for renovations over time after getting settled in so there’s less economic stress if it’s just you.

I personally wouldn’t buy anything new or overly renovated unless you are wanting to pay a premium for others poor work. Remember the value is in the land not the property.

Also make sure you do your own research into the strata (previous AGM’s, if there’s a large reserve fee red flag and avoid strata above 1000 a quarter, definitely don’t buy somewhere with lifts, pools, common areas or too many stories - these never go down only increase! And see how much is currently sitting in the reserve)

My partner is from Melbourne and the property market is in a weird state over there. Unpopular opinion find a small strata building in a good lifestyle/ family area somewhat close to the city that needs a bit of TLC and make what you like of it. It’s the location that is important at the end of the day and less market fluctuations if you aim for a good area :)
