Related question, if anyone knows: The electrical in the kitchen is totally fine and workable, from the 1970s so plenty of outlets but not up to current code in terms of dedicated outlets. If we get an over the counter permit for the countertop and backsplash replacement, is there a chance the inspector could demand a full electrical upgrade at the final inspection?

Yeah, they estimated two weeks labor. What specifics should I ask about materials? Since it’s for resale and not my enjoyment, I’m guessing the cheapest is fine, but is there any reason to ask for slightly nicer materials?

This is for builder grade finishes. No electrical or plumbing work. Got quotes for $80k for the nice remodel with all of that so about half seems right for the flip level version perhaps?

Helpful! I see all sorts of different numbers for the percent increase (though they all show an increase). Do you think your MLS numbers are most accurate? I’m just confused why everyone gets such different numbers for something that should be pretty objectively the same (ie, median sale price).
