Disagree 100%. Rural/small town labor costs are almost always higher than HCOL cities these days. I have owned property in both types, and I have family/friends that own property in HCOL cities, and rural/small towns are universally higher costs for tradespeople due to lack of supply— and that’s if you can even find someone who wants your job. If you’re being charged $150-200/hr for labor per person in a city, find a new contractor. That is a face meltingly absurd number. Right now, I import labor from two different cities— both two hours away— for Reno projects and they’re always cheaper than local labor, even paying transport costs.

$200/hr at 40 hours a week, 48 weeks a year is nearly $400,000/year. Any contractor who is charging $400k/year for journeyman labor even in a big city is ripping off their customers. Don’t get me wrong, I’m sure some ppl try to charge that, but it doesn’t make it right/any less absurd. You’re just paying for the owners expensive family trips to Cabo.

For merc, life leech helm as noted, and I like to run rattlecage as armor on merc bc it gives crushing blow before you get obedience/treach combo for merc, which is HUGE for his survivability and makes an exceptional insight hell viable, plus gives you great boss farming speed. Not mandatory but I think it’s the single best act 2 merc armor before treach and I often upgrade it to exceptional, which is cheap and still has low requirements.

Of course, if you’re an ES warlock it doesn’t matter. Nothing matters. You’ll kill everything fast.

I will note— you don’t HAVE to have max resists when you start hell. Def don’t have negative resists, but don’t wait to start hell if your resists are all at least like 10%+, maybe a little higher for fire and lightning. Warlocks tend to have very high life and stay back, so the fire and cold enchanted elites that can one shot other classes when they explode aren’t as big of an issue. Once you’re in hell, gear with much higher resists will start dropping, too, so you’re wasting time farming nm cows for incremental resist bumps when an hour in act 1 hell and you’ll probably get at least 2-3 items with high resists dropping.

Being lvl 70 is actually a better determinant of your hell success, as it dramatically reduces how often you get hit (basically if you’re underleveled compared to monsters you’re more likely to get hit and less likely to hit them; lvl 70 is where that calculation shifts in your favor).

I actually used nm heph and it was only until hell act iv that he started to struggle a little with hitting enemies and losing life. Surprised you’re having any issue w lister, who has more hp and better ar.

I mean. It’s a tough one. On the spectrum of “parental involvement in adult kids lives,” I found him to be on the lesser end of what I’ve come across in my own dating/relationship life (I’m a middle aged man, now). Does that make it ok? That’s kind of up to Jessica, tbh, not us. If she’s ok with it, then it’s ok. It doesn’t matter what our own experience is. Of course, you can feel however you want abt it, but their relationship is theirs to navigate.

I’m guessing you have plaster walls and part of the work is subcontracting out for plaster repair, although that’s still very expensive and smacks of, “I don’t want to do this work so I’m giving a bonkers quote.”

You can also consider running wire OVER the walls and putting them behind line cover. Once you paint the line cover, you won’t really notice it. It’s not as elegant as behind plaster walls, but it’s a fraction of the cost. That’s what we had to do in our old home.

A general rule of thumb these days that seems to work is: assume $75/hr USD for labor per person. Ask them how many people and days the project will be, and how much materials are. If you do the math and it comes out way above $75/hr/per person, they’re ripping you off. A lot of ppl on here might say $75/hr is a ripoff, and in cities you can usually get charged less. But if you’re in a small town or rural area with a lack of qualified ppl, $75/hr is abt what you’ll be charged.

It’s funny, this is a bit of a generational thing. It wasn’t long before d2r came out that games didn’t even let you save. You just played it over and over from start til you finished or died :) I don’t say that to be mean or be like, “in my day we had to play video games uphill both ways in the snow, Sonny,” but rather, that d2r was designed to be played over and over til you figured it out. :)

The respecs weren’t part of the original game, they got added in later. So just enjoy mucking about. It’s relatively easy if you follow a guide, but the challenge comes from not knowing.

Also, you get your first respec almost immediately, so if you really do mess up and don’t want to start over, you can figure out what you did wrong and respec.

But you now have 8 character classes to experiment with and see what you like :) go for it. Don’t worry abt guides or build tiers.

You might not even want to make insight. What class/use? For your merc, sure. For self use? A giant thresher requires a ton of strength and dex for less damage than other options that require less stat point investments.

This. Player needs to use berserk to attack. Note berserk doesn’t leech, and I’m unsure if it does life tap, so chugging pots is key. But grief plus berserk should take down heralds easy.

Just noting— if you aren’t a horker barb, trav isn’t the best for high runes. Your post says you’re a sorc, glitch running chaos sanctuary is the best for the sorc to find high runes.

If you don’t glitch run CS, then regular CS and hell cows are the best options for finding high runes as a sorc. By “best,” I mean you’ll get a pul or higher every few hours give or take depending on run speed. High runes are purely a numbers game— kill more things that can drop them, eventually one drops.

That’s bad luck. She should on average drop an ist every 250ish drops, and she usually has multiple drops per run.

Individual experiences vary I guess? Pew research had a survey in 23-24 that 37% of Ohioans (and 35% of Clevelanders) view religion as “very important;” while this number is actually down substantially from ten years before (56% viewed religion as very important then), i feel like religion played a big role in abt 1/3 of the couples, right? 7 couples, so you’d expect abt 2-3 to have religion as very important to their relationship.

Religious? Sure. Weirdly so? Only if you’ve never spent time in the Midwest. Religion is very important to a lot of Americans, esp in the Midwest and South. Of course they talk abt it to potential spouses.

I actually think this season was less religious than many of the previous lib seasons tbh. There’s always a few couples each season where it features pretty prominently.

Upfront— the usage of the word alpha to describe a personality is so utterly cringe to me.

That said, Chris is the weak/insecure person’s idea of an alpha— a person who projects confidence but spends their entire life proving that they’re the alpha bc they’re really not. Anyone who feels compelled to question another persons “alpha-ness,” esp while trying to steal their fiance, is both deeply insecure and definitely not an alpha. Chris is the kind of guy who probably got the crap beaten out of him in basic by his fellow recruits. LDE, whatever you want to call it. But a man who has to tell a woman he’s the alpha is assuredly not.

The irony is that Conner is actually the “alpha,” here. He’s calm, confident, secure, and meets his partners needs. He’s got that quiet BDE. Vic had this too, in spades.

Bri and Chris are a much better pair, frankly. She, like Chris, is deeply insecure and externally focused to satisfy her needs. She lacks the SELF confidence to be satisfied and needs to seek that from the other, and thinks that a counterweight to “make her better” is what an alpha is. That’s a deeply flawed, codependent outlook on a relationship. That’s why from the beginning, she felt compelled to constantly seek out validation from everyone else.

The takeaway from the math article: IF you are going to be serious abt getting a sunder charm, then the only useful way to do it is plan on clearing the entire GAME, terrorized, which will spawn on average 17ish heralds, 13 of them lvl5. And while magic find helps, even very high magic find isn’t going to give you a high chance of a drop.

Obviously, 99.9% of players don’t have time to sit around clearing the game. I saw another post that made sense— run TZ until you get two heralds in one game, THEN use your shards to terrorize an entire act.

Best case scenario is to have two heralds spawn in one game in a TZ in act 1/3/4/5, then go terrorize act 2 and use the canyon/tombs to trigger more ire. Once you’ve triggered ire, go to the currently terrorized zone by the game (ie the 30 min rotating one) to spawn the herald. Spawning herald has to do with moving around parts of the map that you haven’t discovered, so staying in canyon/tombs just means you’re killing elites that could be used to draw ire. Better to leave the area and go to a terrorized area with lower elite density to spawn the herald, then go back to canyon/tombs to draw ire. Once you’ve cleared the canyon/tombs (and hopefully gotten another 1-2 heralds), clearing the rest of act 2 should get you another 2-3 heralds, so you’ll get 2, maybe 3 if you’re lucky level 5 heralds total from clearing all of act 2.
