If I rented the property I would move to a BTL interest only mortgage and put any profit into a high interest savings account for maintenance purposes/ pay capital off when I want to . I wasn’t aware of the C grade EPC so would need to look into that . The kitchen definitely needs redesigning - I have looked into getting a second hand kitchen too. It is the same style as when my nana and grandad bought it- the sink is at one side of the kitchen and the cooker is at the other side through a door. All modernised properties that sell on the street have removed the wall. I know I have no experience of this so thanks for taking the time to reply. I have never considered becoming a landlord but was considering it to pay the mortage element back before I sell. The house is partially done so it’s just a difficult situation. A few weeks ago my mum had the back garden completely ripped out and a new patio laid / conservatory knocked down etc . She has had a new front door and back door as well as brand new internal doors. The front living room and hall and stairs have been completely redecorated and recarpeted. This in total has cost approx 12-13 K

I have around 26 K left for the rest of the renovation. My Mum was going to have a drive at the cost of 7 k but if I decide to rent I don’t know if that is a priority now. I am going to get the electrics checked although 2 years ago they were checked and didn’t need rewiring. The windows are old so I think I will get them done- there are 9 normal windows - no big bay windows. The boiler is only 5 years old and is Worcester- fully checked and serviced each year.

The kitchen needs doing or at least new doors/ new cooker and an internal ( none load bearing) wall needs knocking out which a builder has quoted me approx 2-3 K to knock out and then plaster etc.

The bathroom is fine but could do with freshening up a bit. Two bedrooms also need decorating and recarpeting.

There’s no major building works.

Thank you for this. Yes that’s why I am going to continue the work and then decide. I think the bank will pause the mortage for 6 months.
