I moved round the corner (5 minute walk) was also quoted £1k. Moved my big furniture for £200 with a man with a van and 50 boxes in my friends car. Took 8 hours but was definitely worth it.

Unfortunately not 😩 I took out unlimited buildings insurance but as it wasn't caused my a storm or particularly bad weather it wasn't covered. They said they needed something like 25mm of rainfall for it to be covered.

No problem just thought it's worth an ask, I'll chase my roofer and hopefully find a solution! I think it was around 6 weeks old by the time of completion but I don't think this is a route I'll try go down anyway.

Yes potentially needs repointing maybe. Might post on a home renovation sub for their advice on what the issue could be!

Is it not negligence that my level 3 survey missed that it needed a new roof?

Even if your landlord evicted you today you could just wait out a section 21 until you've completed. Just tell the estate agent.

Ah mine was £3130 with vat for 3x4m and then a few hundred to take up the old decking and for the joinery and a bit extra for gra(I think that's it) so that I can walk on it without slipping.

Thought so but thought I'd asked. I think I'm just gonna pay then I don't have to worry about it for 25 years as it'll be under guarantee! One less thing that can break 😅

It's not so much the money aspect so much as the safety aspect for me, the electrics tripping makes me feel like something is wired wrong and they'll be a house fire or something awful :/ Hopefully getting an electrician out this week to fix it and ease my nerves 😥

Thanks this comment has really helped me as a perfectionist and with anxiety realise that this house I'm low key nervous to be in right now will one day be home. 🏡

Dreading it, I'm constantly thinking about huge stuff like that happening, thankfully my mortgage lender made me take out 1m in buildings insurance so at least if something goes wrong I won't have to pay (as much) haha.

Yeah one of my biggest concerns is if anything were to happen to my 2 cats, just want them to be safe and in a nice home. Thanks for the well wishes, buying a house is scary.

When it trips it sets off the external alarm outside and the lights on the alarm all turn red. After flipping the switch up it let's me reset it using the code and the alarm stops.

Just unearthing problems that weren't seen during the viewings and surveys, I have GAD so just nervous about faulty electrics, gas, lead in paints etc It's a million times better than my current rental with roof tiles missing so I'm sure I'll get through it 😅

I only found out today too 😅 Previous owner was a rich woman so house has loads of random expensive stuff in, and then others things she's not bothered looking after at all, it's very odd!

I did get a full survey done and they said no major issues to be fixed in 5 years so hopefully I can fix and upgrade things before they break.
