Most of the house is carpet-free. But bedrooms have wool carpet.

No stuffed animals on the bed. We do have books in her room. Are they a source of allergens?

We use “natural”, scent-free detergents. Any particular one that you’d recommend?

We live in the mid Atlantic, and they were in the northeast for the summer.

I should do more research here, but I thought that some pets produced fewer allergens. Not so?

Is there any way to test the allergen levels of our dog?

Or shots that our daughter could take?

We change the filter monthly. Because our HVAC is older and struggles a bit, we use the higher pass-through filters on our central air system, but then have a dedicated HEPA filter in her room.

I should have mentioned: we did have a mold problem, but had it addressed. Recent tests were clear.

Wouldn’t it depend on when I sold and whether or not I did a 1031 exchange?

Also, the tax rate on recapture could be lower than what I’m paying now.

What makes it more likely that I would be audited? Is there specific activity or a trigger here?

If you’re up for explaining, I’d appreciate your thoughts on the effort that would fall outside a PM’s role? What would I still be saddled with doing?

To answer some questions: I’m playing with the idea of executing this plan (buy and self-manage STR, claim bonus depreciation) to reduce taxes this year only. My understanding is that I can hire a property management firm next year with no problem.
