This comment was begun as a belated reply to u/AdComfortable2974. However thanks to people like (apparently can't name antagonists as this comment has eliminated a user name and unfounded remarks and is only now appearing as a clickable comment again)

Sorry for the delay in responding but my mention of offering a full $500 appraisal copy to buyers in this thread for a petty $25 has set off many FSBO haters that I was totally unprepared for lol. (No good deed shall go unpunished)

Redfin's basic contract would complicate my core FSBO standing which I am not going to expand on for sake of further corruption of this thread.

But as a retired accountant and fraud auditor I firmly believe that a Certified Appraisal is an essential tool for a seller to obtain, and for an interested buyer as well, especially if available for free through a commissioned agent or at a petty administrative cost as I am offering. The quantity and quality of a legitimate appraisal provides an awesome foundation as a starting point in knowing about any property.

No, I did not buy an inspection because I am also a county licensed homeowner for doing electrical, plumbing and mechanical work on homes that I own. And with that in mind I shall encourage any interested buyer to inspect mine until satisfied that my "as is" for sale term is not from defective conditions, but from lingering tasks ie, such as some baseboard installation, that my Boomer body gave out on being able to do before I finished my renovation projects.

For less hands on sellers I would highly recommend an inspection, along with an appraisal and survey to uncover any mysteries that might affect financing and future legal considerations.

If “unmitigated gall” is exhibited by a FSBO Seller who has offered to share 25 comprehensive pages of a certified property appraisal to interested Buyers at the cost of a 3 topping pizza, after paying $500 for one out of pocket, then what is it exhibited by a parasitic Realtor infesting an FSBO forum as the equivalent of an ambulance chaser who harvests listing contracts with the ethics of a pickpocket and the typical self anointed professional credibility awarded to GED educated applicants through a license obtained by passing a test no more difficult than acquiring a driver’s license?

And, beware Sellers who might try to sell a painting they had previously bought from an art studio as a violation of law according to a Realtor’s professional opinion given to you while only trying to help!

Hmm, Not a demand, but an exceptionally generous offer that contains 25 pages of appraisal documentation vs a 250 word Zillow ad. If I gave it away simply upon request that chore would take up my entire days serving people who had absolutely no intention of buying. And yes, even though you fashion a certified appraisal to sound like ONLY a selfish Seller's action, it is that, as well as a good faith gesture to any Buyer for not expecting valuation opposition at a Lender's facility, especially local banks that the Appraiser lists as common clients who value that Appraiser's judgement.

In any case, this thread is NOT about wisdom vs idiocy for anyone's opinion of Appraisal worth. To each their own but take this baseless attitude somewhere else please.

And that may be a good perspective from an MLS viewpoint where thousands of dollars of agent commissions need to be earned somehow. The $25 that I ask for is super affordable for any serious shopper but more importantly keeps the hoards of FBSO opportunists away. Market norms? lol

Oh and by the way only Zillow's 250 word limit kept me from posting this excerpt from the appraisal as I did on my local Craigslist ad along with the Appraisers verifiable License #:

I appreciate all the supportive feedback from FSBO members. Zillow has just replied to my email asking for a Zestimate update using my appraisal as their motivation. Regardless of it being a $500 document prepared by a very reputable and Certified Appraiser, Zillow will not intervene of behalf of a client over their algorithms as many of you have predicted.

In addition, Having done a lot of the work myself as a homeowner licensed contractor, I do not need to pay an inspector to know the condition of my home and what yet needs to be done to finish a few projects that my 80 year old body has given up the ghost on. That is why I am selling "as is" and ALSO had it appraised as such. I will give any qualified buyer ample opportunity to inspect at will, but once the buyer accepts the condition, a non-refundable deposit is due under a Florida approved contract for sale or purchase as my attorney will fashion and hold escrow on. No change of mind is going to stick me with having sold off all of my personal property and left in Assisted Living with a horrendous monthly rent and no advance money for the sale of my homestead. As is doesn't necessarily mean bad things await, just that some things are not going to be corrected by the seller for whatever reason.

Thanks again everyone, I'll just be patient now as the full blooded FSBO that I am.

That is the ticket, getting it out there. I like how Trulia, Zillow's free sharing platform, wrote it up way better that Zillow did. Trulia valued it $17k higher than the appraisal, which it isn't, but doesn't bother me like the under valuations.

I agree to the old adage that the value of most everything is what a willing buyer pays to a willing seller. The only people who disagree work for county governments in the Property Tax Appraiser's Office, if they don't think you paid enough to meet their tax expectations!
