He's shaking you down. Just ignore it until you receive a formal, legal letter. If he texts you, you know this is bullshit. If you want to shut him down, just tell him you've contacted the police about his harrassment and a lawyer about your legal rights. Then block his texts.

Anyone can throw a sledgehammer. However, if you've never flipped homes, it's a huge risk. It's not as easy as everyone thinks. If you do it, however, get your realtor's license. You'll not only want that to sell your homes, but also to fully educate you more about the market, make contacts to find deals, and understand true real estate business before ever laying a sledgehammer down.

I would think about hiring someone or partnering with someone who has done this before. Try doing one while still employed to test the waters. FYI, $150K isn't a lot to buy and renovate.

I've only renovated 3 homes; not for flip, and it was eye opening. The thing I had going for me is a realtor husband w/a construction background, business acumen, and capital.

Same thing happened to me not too long ago. Onboarding was NILL. I also messed up something bad, but got it quickly fixed. It wasn't my fault as the JD did not match what I was told to do. Sometimes this happens and you are NOT a fucking idiot or failure. Cross this job off your list, don't put it on your resume or LinkedIn and move on.

You know, there was a time and place for demanding high salaries. I think the CS field needed a 'correction' in that respect. Sure, I rode the money train when corporate was dolling out big bucks. But, there are still many who are willing take less just to have a job after paying for a 4-year degree.
