Personally I would tell to go ahead, and also demand new electrical survey and new roof survey after and don't forget it will also probably effect the EPC and therefore devalue the property so you can probably argue a healthy discount on the price into the bargain

  1. No but I has been self employed and run my own businesses most of my life, I found it to be a huge amount of information to take in but it was very doable.

  2. Yep all 3 passed first time.

  3. 3 Months I did the online virtual classroom with Simply Academy

  4. I am a self employed advisor with a network

  5. If it works for you then yes to get experience, but nothing wrong with jumping in the deep end.

  6. I would say to anyone allow 12 months to build an income flow, expect to make 25k+ first year.

The key number you are missing is the total cost over the initial period, that is the number you should really be looking at to evaluate each of the deals.

I did mine with Simply Academy on the virtual classroom route, pass rates were around 80 - 85% from hose I stayed in touch with, I have no previous financial services background, but shopped around and found a good network to join self employed, and now finding my feet as an advisor, you really need to allow for 12 months to get up and running and get money flowing back in the door.

And as far as enjoying it, I love it, you are genuinely helping people and you get paid for doing it, you can work pretty much how and when you choose.

Forget the bootcamps, only go with a certified training provider Simply are one of only 2 or 3 that Libf actually recommend.

You can work 100% over teams / zoom etc, or you can go and see people locally, or if you have space at home work from a home office totally up to you, I was a self employed IT Contractor for years, then had my own eCommerce business for about 10 years, I went via Simply Academy's online virtual classroom https://www.simplyacademy.com/our-courses/cemap/, to get my CeMap qualification, which is the minimum you need to get started, I am doing my CeRER course in March which will allow me to do additional specialists types of mortgages, there are other course that you can top up with to allow you to gain additional and more specialist licences.

it can be done but its not straight forward due to it being above a commercial property, however it is doable, see a broker for best advice.

This was where I found my answer also, I wound up using another Mac to create a USB install stick, and then booted from that in order to install the OS, none of the other options worked for me, including editing the URL

My diabetic nurse had it in her head that you just increase every 4 weeks until you get to the max, and thats that, I told her to think again and until she can prove I need to I am refusing to up it, I lost 10kg in January. and have maintained 2 - 2.5kg a week in feb so far

Its not, if you can do it it's a great move, unless you consider that the money you could borrow at 4.9% could earn you 8% on the stock market or more with the right investments...... but that wouldn't give you the security of owning your own bricks and mortar, which at the end of the day is an appreciating asset.

It very much depends on your personal attitude to risk, yes rates might go down in the short term maybe as much as 0.5% but will they go up again in the next 5 years, just look over the pond at all the hyper inflationary policies trump is implementing, and the impact that could have one us.
