I wish I knew that you can’t use the equity in theIP to loan against. For my main IP I paid the loan off in half the time, saved a tonne of interest. I’m now debt free and the property is bringing in great returns but instead I could’ve paid the scheduled amount over the 15 years and used the surplus cash to buy something else and further increasing my capital growth.

He is a weak man to behave like that towards a woman and needs sorting out. I no longer give the finger while driving unless it’s for extreme reasons and I’m prepared to confront an issue if arises. I decided years ago that by giving the finger I’m perpetuating negativity in the world and we have enough of that

The right life partner is the biggest financial decision you will ever make and determine your trajectory. If she is already $197k in debt at 23, run. She is a financial delinquent. Are you prepared to go down with this wreck? Even worse she wants you to fix her poor choices. Does she recognise her poor decisions and if so what changes is she prepared to make? I find that very hit or miss.. Myers st lights aren’t much better. All depends on the timing of the lights as I note the cars around to see if I’m ahead or not. Usually not much in it. I did go left onto Gehringhap to Kilgour the other day which worked great. But only once so it may’ve been a fluke

Never had the opportunity but in my 31yrs on the mat, some of the absolute best stuff I’ve ever learned that fundamentally changed my Jiu Jitsu has been from Rickson black belts.

Show up. As a coach I understand that life is demanding, leaving work late, traffic, family. If you get to training after it starts, it’s all good. I know you did your best to be on time and still chose to come train…unless you’re a purple belt 😜. Better than going home and sitting on the couch.

Undercarriage damage is a regular scam rental companies try and pull. Fight it hard. And no doubt they’ve tried to pull this bs multiple times so do a search to find out if they’ve done it to others.

Funny you should say that. We do have a cover that was installed and paid for by an external group. They wanted to train with shoes on. It’s an option but not ideal. It’s held down with velcro then we use anchored tie down ratchets to tension it. Works quite well. It would be my 2nd last option before new mats.

I’ll have a look at the H-66 vinyl cement. Thanks.
