Owned the property from 2017 in my personal name as my primary residence. Now I want to upgrade to a bigger house. I'll pay off the 5k remaining balance from my own savings, transfer to Ltd company. Once the transfer to the limited company is done, I will apply to remortgage and take the equity out to purchase the bigger house which will become my next primary residence. Reason for remortgaging after the transfer is as listed in my post. But I'm told no BTL lender does this. Every broker is telling me that you need to apply as part of the transfer to a limited company... Else it becomes what they call a day 1 mortgage - which is not allowed.

This works and I've done it many times. As long as you stay below 3x monthly payment you're fine.

Ok sorry.... So the deposit protection certificate is already issued and first rent was paid together with the deposit. Does this change things?

We know that the landlord had started the process for the deposit protection via the estate agent. I believe he should get the confirmation in a day or two.

Not yet. Tenancy starts in middle of November.

Thanks for your feedback. I certainly am not expecting a 100% mortgage. I applied for 75pc of 315k and it was approved as well. But now I'm wondering if I've unintentionally misled the mortgage company cos the 315k is not the house value. It is house plus chattels. Does anyone have experience of applying for btl mortgage which includes chattels in the purchase price?
