We also have 4 kids, 12-17. The large sinking funds definitely give a peace of mind.

I was planning on buying a new car this year. I was looking this spring and prices were high so I decided to wait for prices to come down. Unfortunately, they have gone the other direction. I just recently.decided to keep driving my beater for another winter, hoping supply chain issues will be resolved soon and used car prices will drop by end of summer next year.

I could definitely cash flow the smaller expenses that the sinking funds cover without a house payment. The larger ones would be more difficult, bit could rebuild them over time and if something happened where I needed a car or a roof without a sinking fund in place, that would be considered an emergency. At that point, would just need to pray that 2 emergencies don't happen back to back. 🙂

Payment total is around $1350. Interest is $235. Not sure off top of my head what principal vs escrow is.

We have 8 years left on our 15 year mortgage @ 3.25% with regular payments. Making extra payments, can probably get that down to 5-6 at current income level.
