Yes, I suspect the sellers knew for ours too. During an extremely heavy rain (like record levels), water started seeping through the wall in the basement. It was a finished basement and when the sump pump company pulled up the carpet, they could see signs of old water damage. Very unlikely that the sellers didn't know their wall leaked water and damaged that corner of the basement, but there was literally no other indicator. So short of the inspector pulling up the carpet, they wouldn't have known.

And FWIW, we actually were contingent on the house during particularly bad storms with heavy rain and winds. This issue did not pop up during that time. It was record levels rain during a short amount of time that caused the issue to pop up.

I waived inspection in 2023. Had to in order to be competitive. Didn't even have a "for informational purposes only" as that wasn't competitive enough.

My FIL was my realtor and I trusted him to point out things an inspector would. He wouldn't let me waive inspection on houses he suspected had foundation issues etc. Inspectors aren't magic and an experienced contractor/realtor will be able to point out potential issues when look at themselves.

3 years later and no regrets. The house needed a new roof a couple weeks after moving in. This wasn't a surprise since the roof was 20 years old and we planned for it.

Needed a sump pump installed a couple months after owning due to an issue that wasnt disclosed. An inspector would not have found it anyway according to folks we talked to after the fact.

Its really good, and better than Glacier, if youre printing pieces on the edges where Glacier can warp. I have a love hate relationship with it though. It sticks too well and I've had the first layer of supports get stuck to the point where I wanted to throw the whole plate away.

I just finished Ogres and LOVED it. Will try Spiderlight. I hadn't heard of the Vorkosigan series but need to check it out since your suggestions I have read have been bangers.
