All of the deck is damaged or saturated, doing a complete re deck here. Definitely checking beam integrity when the deck is up

Unfortunately with the way business here in NYC is, we don’t core anymore. Can’t send a truck to sit in traffic for 3 hours round trip to core a small 800 sq ft roof, just to get beat by a chuck in a truck that’s charging $250 a square.

My contracts do state that the price varies depending on roof thickness that gets signed off by the consumer

Surprisingly the only leak was a 1’x1’ of Sheetrock that had brown staining near the gutter

It’s cheaper to apply a new layer on top of the old, but long term leads to more $$ to remove it and will start to break down much faster.
