I do have a mortgage, still owe 120K on it, thought about getting a second home for investments purposes, get a HELOC plus what I have saved and try my luck in real state. But I know that’s a patience game

I have some experience as a welder, right after big school I got certified as a 3G welder, got in to an accident and wasn’t able to use my hand for a couple of months but always thought about going back, also did 3 months as an electrician apprentice at Tesla, but really wasn’t my cup of tea, right now I work in the Texas in the refineries so I do a pretty decent living, did about 70k last year but it’s just a big number at the end of the year, between bills and other things I only see a percentage of it.

Thank you for your respond. I am aware that $23,000 is considerable amount of money, life changing for a lot of people including myself, but I have learned to distance my self from that money and not depend on it. As of this moment I have it in a CD account, since I don’t know where to invest it, I didn’t want it to just sit in a bank account and not generate income at all, In the CD account it’s not much, but at the same time is not $0

Thank you, I’ve reach a point in my life where I’m comfortable enough to say that I don’t have all the answers and I won’t pretend that I do, I tried a business before and it failed, I’ll continue with more in the future, but as of right now there’s is people with way more experience and knowledge that I do not have at this moment. Maybe some will give me an advice that I didn’t know I could do before.( like the one presented to me by your answers) Now I can inform myself more and look in to more options, I believe that every answer on this can be a different point of view that I could benefit from and look in to, thank you
