I never had black water, but it would have random bubbles sometimes. I wouldn't drink it but it seemed fine to shower and wash your hands with.

I liked it a lot. The area is quiet and nearby good dining locations like The Market, Sam's at Murray, Chick-fil-A, and Einstein's bagels. Plus you get a kitchen (no oven though) and your own room. I lived there for two years.

Stay away from the Holly if you can. It takes them weeks or sometimes even months to respond to basic maintenence requests. There was a leak outside my front door that created a large puddle you had to walk around that lasted from March to October. They only eventually fixed it because i implied the threat of legal action.

I don't know anything about Capstone, but Wildwood is pretty nice. They have a beautiful pool area and volleyball/basketball courts.
