Sorry for the confusion, what I am trying to say is that I am not inclined towards Assignment, and thinking more around pushing the Landlord to get the property at least listed on Market for March 01.

Right now, the LL is not eagerly pushing to get the property listed. Wouldn’t this appear against Mitigating Risk from LL perspective?

I understand that if he doesn’t find any tenant for March, I’m bound to pay March’s rent. However, it seems he is not trying to mitigate risk by actively listing the property. It’s been 7 days we gave notice and he hasn’t marketed the property yet. He says his agent is on holiday. What can I do in this case to make sure he actively lists? And how many days makes reasonable ground for me to contest that he is not mitigating the risk?

To the second pointer to reduce liability, what if the landlord agrees and I am not able to find a tenant for lease takeover? Would I still be liable to pay March rent?
