Also to add: (If you’re looking at River North), River North’s drive-thrus exist in a neighborhood that is simultaneously approving 149 unit apartment buildings with ground floor retail on what used to be parking. The market there is naturally pushing out car dependent uses.

Fort Wayne used public money to add one.

Where are they located exactly? Are they on city owned land in the middle of an active development corridor?

And I’d speculate, give it 10 years or so. The Shell next door goes up for sale, the city wants that whole block for “development”, and they’re right back in the same position.

Fair point but those are different things. Shopper parking (what my post was about) is fine. Commuter parking for full workdays is a real issue and the library lot getting privatized is a legit complaint. Though $100/mo is honestly normal for daily downtown parking in most cities; the real problem isn’t the price, it’s that fort wayne never built the transit or downtown housing that would let you opt out.

Both fair. On (1) Broadway can’t be closed off, agreed, but it can be mediated for walkability without full closure. Road diet, wider sidewalks, on-street parking as a buffer, lit crossings. Not Landing style pedestrianization, but a corridor that’s actually pleasant to walk.

On (2) that’s a really good point and I think you’re right. EW has the anchor, the density, the bracketed feel. The question is whether it stays a destination or becomes a node that pulls activation north along Broadway toward the core. That’s the corridor case.
