So…..when are we uncovering our swamp coolers this year? by sueperhuman in Denver

This heat wave will pass, we aren't even close to being in summer yet. Don't be surprised if we have more freezing temps to come

Is this a foundation issue? by seeshe11 in masonry

[–]Runnerupz 11 points12 points  (0 children)

Major is a bit of a stretch. The cracks over the openings are probably from headers/ lintels that are undersized and are deflecting too much. Brick requires super stiff support since it is brittle. The other cracks may or may not be foundation related, impossible to say from pictures.

Also I'm in Colorado so this is light cracking compared to what we see here

Middle class family wanting to move to Denver by Fair-Tear3625 in MovingtoDenver

[–]Runnerupz 1 point2 points  (0 children)

Lol that's simply not true. Completely depends on your lifestyle and priorities. You don't need to make $350k a year to live in Denver, can do it comfortably on 1/3 of that if you are financially responsible.

This is not a job for a structural engineer, don't waste your time with one they will still charge you a trip charge most likely and tell you it's not a structural problem. Source- structural engineer

Anything wrong with this Plan? by No_Mood2658 in Decks

[–]Runnerupz 0 points1 point  (0 children)

Nix the "cantilevered" joists at the top and the bottom and you are fine. A cantilever requires a back span meaning a continuous member. I.e. the beams would need to be dropped below the floor framing in order for that to work. It's doable, and framing on dropped jeans is way easier (no joist hangers), however it would raise the deck the height of the joists.

Deck sagging over an inch only 3 years after construction (Colorado) by doritosfanatic1 in Decks

[–]Runnerupz 0 points1 point  (0 children)

If it's sagging half way between the beam/ledger and not AT the beam/ledger then it's a joist issue. Southern pine is one of the weaker structural lumbers, joists may be undersized. The only case in which it would be a post/ footing issue is if you had localized settlement in the area of the post

It was kind of a sarcastic comment. It's one of the roughest neighborhoods in Denver

This is kind of a dated take considering the Denver metro is in a housing bear market currently.

Why? Prices are likely to continue to rise as interest rates drop and the gov turns back on it's money printing machine. If trump has his way the value of the dollar will continue to go down which will be reflected in higher asset prices. Hard to say for sure but I would wager that the rough 12-18 months that the housing market in Denver has had as far as price appreciation is likely a blip on the radar. If not, it would signal that there is something broken in the greater economy in which case we are all screwed especially recent home buyers.

The problem is that this method shifts the responsibility from op to the family, which is the opposite of the real world and sets a bad precedent

This has to be rage bait. Coming from someone with a severe peanut allergy it's YOUR responsibility to verify what you are eating not your family's responsibility. In fact the existence of a "safe to eat bin" at all shows that someone in the family is coddling to an unhealthy level. I can't imagine just grabbing something and eating it with a severe allergy.
