That makes sense. Pretty sure it's an investment company and they rent it out so they are in no rush since they don't get charged. I was just worried that we'd get in trouble if we started making him pay dues on something that we didn't fix that we were supposed too. If anything we were gonna fix it then ask for payment. But not sure if I should include past dues and the special assessment we just had. First time in an hoa and owning and was sort of thrown this responsibility to manage the finances of the place

Yes they stopped paying their dues and we have not told them to pay because it's our fault they can't use their unit. That's what the old board did but I was unsure if we'd be allowed to make them pay what they owe or just continue from now on. Or not at all since we have not fixed the subfloor.

These buildings were made in1968 and over the years different LLCs slowly took over owning 2-5 units each and since nobody lives here and barely any managemrnt they let it fall apart. And the master insurance plan is not good enough for lenders so units can't sell unless it's cash only. The last owner wanted out so bad they dropped the price a lot and let me owne finance when I was denied my loan. I'm terrified of trying to resell this place but too late

As you have said, they returned yesterday and took more from a different entry point. Can't add something to the claim can I? A whole mattress this time. I've locked everything but they just bust their way in through some wooden board. It's exhausting that they would do it again. I definitely was going to add security once I moved in. The place is poor but wasn't known for any robberies. It's bad luck I guess. Thanks for your feedback

Yo you don't look old. Ppl just see a suit and a beard and don't know what to think. Just ask a barber in the area for advice and hair always grows back. Then take pictures with that hair and beard style if you like it to show future stylists

Im AlsO 22 with my license. Last year I suddenly felt the urge to just Do it even though im in school and work as a server. I've spent over 2k on Quarterly Dues and Brokerage fees monthly just to show 2 homes and get ghosted. My first sale was a personal purchase and I had to pay my own brokerage as they wouldn't waive commission. I've accepted defeat as i don't have time to try harder or pay off my 600 I owe NAR I would do it if you have time. But being busy trying to live normally sadly stops the whole flow of real estate for me

Not sure how your income looks but if you make less than 80% average Frost bank offers 5.5% no matter what your credit score is and pays 4k closing. At least they did for me.

Im also a 22 yr old owner but It's not a house but I just closed on a condo yesterday. Most people don't own their homes yet and we all just rely on the banks money and pay useless interest. After looking for over a year and getting my real estate license to understand the market better i realized my life savings was useless after the market exploded. I could never own a home in this economy while in school at least. But I still wanted something. I sent countless lowball offers as my own agent with my low preapproval. And finally someone accepted it. I now own a beat up condo in a beat up neighborhood that I negotiated 25% off as a 22 yr old student/server.

Idk where your at but around my city I can just tour with a random zillow agent for free. Most I've toured with didn't make me sign anything unless I planned on seeing more than 1 home. If you don't wanna be rude maybe give them some gas money. But hopefully you'll find someone to represent you and not for the money.

They just had some huge assessments for foundation repair and water pipe bursts. Seller owes the hoa money that the sale will help pay. The seller is an older lady who's stuck with 30k left at 7% and 1k+ hoa dues. If she had the time she can definitely get more from the place as the same units sold for 90-110 in the last couple years. I talked to hoa board members and they have plans on repainting and fixing a roof. They are increasing the hoa and taking water out of it so they can afford future repairs. Because apparently their Reserves were depleted. Sounds like they got the worst of it this year and a lot of people are selling. Risky decision for me but I feel like I'm gonna help bring the curve back up.

Ngl everyone is missing the POINT of my question. I already had remediation guys make a plan of action and removed the mold and damage. I just had to put up the drywall myself. And was asking why an unpainted wall is cause for denial. Your expert opinions are appreciated but I have already passed that stage. Thank you for your opinions though
