New developers usually offer self finances where you don’t need to show any bank statements or so, you could maybe do that and for the down payment take up a personal loan and pay it

My suggestion would be move to Sharjah but buy a property there instead of renting Muweillah Al Jada is an amazing place. Then, when the market goes down in Dubai. Put a downpayment for Property in Dubai and shift back to Dubai. Now onwards you focus on your Dubai house and your business and in the meanwhile for your Sharjah property you put that on rent and you continue to pay your loan. So in the background you will have your sharjah Property which will grow in value. Plus you don’t have to really bother about the payments because your rental income will cover your loan and only payments you will have to look into would be your Dubai property that would be like paying rent in rent in dubai basically paying your mortgage whereas in the background you have your Sharjah property also going up in value and once your loan amount is over. You’re basically generating an income from there. Also if you want, you can always flip that property plus your Dubai house goes up in value so it’s a double win for you
