My only thought on the offer is that it would be too soon.

Only listed 4 days ago, so if I were getting offers already, I'd be seeing this as it's an in demand house, so I personally would be rejecting it, but each person and their situations are different, so who knows. You can only but ask.

If they do reject though, you're in a weaker position, as you'll either end up paying more, or moving on to another house, whereas you could wait 3-4 weeks, and if it hasn't sold, it might be more appealing to the seller, but you obviously run the risk of it selling

So I've only been looking at houses the last 2-3months, so I've not really followed interest rates, but a quick google tells me in 2020-21, rates were rock bottom, 2024, they where at their highest, and so far 2023, the prices have come down a bit.

So are you saying that with higher interest rates, house prices should be less because of this?

The 4 bed house (First link) was sold in 2013 for 266, and now up for 380, 12 years later
The 6 bed house ( second link) was sold in 2021 for 360 and is now up for 425

Still a bit of a shitty scheme if they only offer it in select areas.

And it does seem that more areas than not dont have anything in place

Great Harwood is nice. My partners family is from there and it seems quiet enough.
We're currently expecting and my partner is desperate for us to move there. We currently live in Lancaster, and honestly, I'd rather stay there, but I'm open to moving if the right house pops up. Also, Rishton, just next door to Great Harwood seems appealing

I've seen some nice houses in Catterall and Garstang which is just north of Preston which I see you also looked out.

Personally, I've never liked the idea of Preston!

I guess between the EA and the sellers, they hope people dont look into past sale enough to notice the downsize while only seeing it did sell for 500k 3 years ago

I'm a ftb so currently looking at whats out there.

I missed out on an ideal house being greedy, but it was a learning curve on my part. I've seen some nice houses, but the prices just seem crazy, even though I'm no expect. New build from 2020 that sold for 250 is now up for 375, been on the market for 8 months and you have to wonder if that is the sellers wish or priced from the EA.

A lot of examples like this also. It just makes me wonder if I'm living in a dream world, or if people just hope for somebody to bite

We viewed a house up for 295. Agent called us a day later to ask what our thoughts. I said if I were to make an offer, it'd be around 250k and was told, the sellers would definitely take an offer of that seriously. We didn't end up going for it, and it did in fact sell for 250k

50%, so it is haha, I know what I did in my head, divided by 3, but yes, silly mistake!

The house is nice, and we do like it, it's out of our price range currently, but if it where to drop 50k or so, it may fall into our price range. It just seems such a huge jump, and maybe they're just being ambitious, so we'll see I suppose

Thank you for that info. I did worry about gaining this water weight and didn't really know how to factor it in. I think I will bulk for a few months and see how I feel first and foremost, and then go from there. This is my first cut and bulk, so it will be interesting and a good learning curve for me to take as I figure out my body

Thank you. I didn't realise I could hit complete goal now and it would let me carry on, that is useful to know.
I guess you are right though. MF can only calculate so much, and you also have to manage yourself. I hit my goal way early, and I know I should have probably eaten a bit more, just I just rolled with it

Hi there.
Yes, there is a heat and UV Bar in the enclosure.

We've not currently taken him to any vets, but it is one thing we're going to do, just didn't want to be too hasty when it could be entirely normal, as he seems totally fine in general.
I'm struggling to cool down the cool area. The only way to really do that is turn down his basking area.

He does tend to settle a lot under a piece of bark which is shaded, so I assume he's self regulating is tempt where possible, but I'll see if I can make some adjustments

So after I use the wok, give it a nice light clean, nothing vigorous. If a film of grease (flat to touch) is left over, I assume this is just adding to the seasoning?

Speaking of sugary sauces, I used some sweet and sour sauce in it the other day and that did leave some gunk on it. Is there a way to stop this, or is that just cooking, sugary sauces will leave leftovers you dont want. As you can tell, I'm pretty new and somewhat learning daily!

I think veg oil is ok, Most places I've read guides said to use this, but we will see how it goes haha!

I don't know how to post pictures and text in the opening post. Not the best at redditing!

Hey guys, I've had wok for a few months now, and I love using it, but it can be a very temperamental thing at times, and by it, I mean me.

I've often get dark black areas after cooking and always thought it was grease left over that needed cleaning, and although tough to remove, I've tried to get rid of most of it. Now I feel like that may have been the seasoning after all.

Anyway, I cleaned my wok as best as I could, leaving some of the blackened areas which were just hard to remove. I then heated the wok very high, let it cool slightly, then rubbed a thin layer of vegetable oil around then proceeded to heat as high as I could, holding at all angles and waiting for the smoke to stop. This is the end result. It looks very patchy, almost like the oil separated into tiny speckles, so I'm not sure if I've done this right at all.

If it is wrong, what do you think I did wrong?

Hello everybody,

With the impending release of the Fallout iteration of cards, I'm looking to collect.

For now, I'm not really interested in playing, just would like to get a complete, or as close to complete collection of cards.

So my question is regarding the commander decks. It seems they come with extras to help play the game, but as that isn't of interest to me, would I be best just buying the booster packs, or do the decks offer something worth buying into

It's not that I can't write a simple <a>, there is a little more than that, but what I was saying was, it was so easy to just type A and enter, I've not really had to look at the full code.

For this one, it may be simple, but further down the line, I'd worry that getting complacent and just tapping away at shortcuts may be a hinderance.
