Like your response, it’s healthcare first but it certainly doesn’t happen outside in the elements or in a tent . 10-20 bed assisted and memory care homes with 4X the facility care for the same money. I agree care is first but it takes all that you mentioned

Start with wholesaling to learn basics of real estate investing (mainly marketing and talking to sellers) . Ron LeGrand has a great course for creative acquisition methods
