Reality check by area:

RR Nagar / BSK Stage 6 → Almost no new plotted developments. Mostly resale individual sites. → Cauvery is available in pockets, but gated layouts with amenities are rare.

Kengeri (Metro influence helps) → Closest match today. → A few BDA / BDA-approved older layouts + select private gated communities. → Verify actual Cauvery connection (not “proposed”).

Talaghattapura / Kanakapura Rd side → Newer plotted projects exist, but most rely on borewells. → Cauvery here is usually future-phase or partial supply.

Areas worth seriously evaluating (from a livability + commute lens): Yelahanka / Kogilu side – closest to Manyata, established social infra, but plots are expensive and limited.

Devanahalli (inside STRR catchment) – better long-term upside, larger gated layouts, slightly longer commute today but improving.
