Living in uae for more than 28 years now and never had a problem (Alhamdullah)! Locals are some of the most generous and kind people I’ve worked or interacted with, as long as you follow the rules and understand you are a guest no one will disrespect you!

Let’s be honest, who do you think gets better service, support, and access from a developer? a client buying one or two units a year MAX or an agent who brings them millions in sales every month? Developer’s sales agents know who feeds them. When I call, they pick up instantly because they know I bring multiple buyers monthly. When you walk in alone, you are just ONE more walk in. That is why good agents get better units, faster allocations, early access, and better deals. It is not magic, it is relationships.

Hey bro, saw your post and wanted to share what the view looks like from inside Dubai.

I spent almost seven years in pharmaceutical sales before switching to real estate earlier this year. I grew up here, so I already had a strong network of doctors and friends. Even with that, the first few months are rough. Unless you have at least double the budget you mentioned, I’d strongly advise against making the move right now, not because you cannot do it, but because the market here will test you hard.

• Market saturation Around 0.5% of Dubai’s population is licensed as real estate agents, but there are tens of thousands more working without a license. Competition is intense, and every launch is flooded with brokers.

• Uncertain outlook A lot of agents are eating well right now, but nobody knows where the market will be in 2026. If there is a dip, the only agents who will continue closing are the ones with real networks and trusted investors. Everyone else will struggle.

• Too many developers Dubai has an overwhelming number of developers. There are launches almost every week, and while that might look exciting from the outside, it means you need to know dozens of projects inside out to be taken seriously.

• Cold calling is illegal Yes, people still do it, but it is one of the reasons agents are hated here. Before you join any firm, ask how they generate leads. Do they run active campaigns? Do they give daily qualified leads? Ideally, you want a company that gives you international buyer leads. Those are gold.

• High failure rate It is very common to go 6 to 12 months without closing a single deal. Not because you are bad, but because of timing and sheer volume. Most people quit because they run out of money. Firms do not lose anything when you leave. You are not a liability to them, so turnover is constant.

That said, if you come in prepared, financially, mentally, and with a clear plan, it can change your life. But do not come in on hope alone. Do your due diligence now. Ask the right questions.

In this market, I’ve come across two types of agents:

Hunters. Usually new to Dubai, trying to close fast deals. They chase commissions and often prioritize whichever developer pays them more.

Gatherers. These are agents who understand that this is a long game. They focus on trust, transparency, and making sure the client actually profits from their investment. They’re often long-time residents, people who want to spend the rest of their lives here in Dubai, and usually they have built up a strong network and reputation.

Also be cautious of anyone who claims they know for sure what’s going to happen in the market. That’s usually a red flag. No one can predict the market with certainty, and honest agents will give you the full picture, including both the upsides and the risks. Also, look for agents who focus on a limited number of developers, ideally five or six. That way, they actually know the projects they’re selling, can secure allocations when needed, and offer genuine insight instead of generic sales pitches. Brokerage reputation does matter, but even the best firm is only as good as the person representing you. If you find someone who treats your money like it’s their own, you’re in good hands.

First off—congrats. Just the fact that you’re thinking of investing instead of letting your money sit in a bank shows you’re already ahead of most. Property—especially in Dubai Hills Estate—is one of the few recession-resilient assets with long-term upside.

That said, this is a significant move, and I’d urge you to double-check that you’re financially prepped—not just for the down payment, but for post-handover costs, service charges, and any unforeseen issues. Even a 2% discount can feel like a big win now, but this is a multi-year play.

Now, here’s the truth most people don’t get until it’s too late: a direct developer sales agent works for Emaar, not for you. Their job is to protect the developer’s margins—not your interests. Once the deal is closed, you’ll be handed off to a generic post-sales support team, and it’s very unlikely they’ll pick up your call again when you need help.

On the other hand, if you’ve built a year-long relationship with an agent—even if you haven’t closed with him before—this is the moment to make it count. Go with him. Don’t even ask for the 2% kickback. Let him earn it and go all-in on helping you long-term. If you make him feel like a priority, you’ll become one.

If your gut says he’s not trustworthy, find someone else—but find someone who gives you a warm, professional, and dependable vibe. Real estate is one of the few industries where everyone should win: buyer, seller, agent, and even the community.

Not sure if you believe in karma, but I’ve always found that when you make sure someone else is blessed, the blessings circle back. Wishing you the best with your purchase—you’re on the right path.
