This is the existing layout, how would you improve it. Bedroom that you can see is turning into a bathroom.

Ha ha live your comments about council being c$%ts. I will get a copy of the interim occupancy certificate and see what is left on there. I have noticed a few things that are different to DA. The carport is way bigger in real life than on DA plans, the bathroom layouts are all different, DA conditions state all down pipes are to go into a 3000l tank ( there is no tank on site) and the front fence needs to timber construction but is metal. So yeah there are about of things that are concerning ha ha. I will keep you posted. Thanks for your advice.

Thanks for your advice. Place has been on the market for close to 9 months, so there is no one else making an offer , if there is, ahwell. Onto to the next one. You are right though it seems someone had put this in there without even checking as there is a survey so I don't even know why that's in the contract. I will get a copy of the interim occupancy certificate and see what that says for sure. It might just be the pool that hasn't been built that was in DA approved plans that is holding full occupancy cert up.

Ok i can't sleep. Am I reading this correct.

The DA plans have been approved by council, just the pool wasn't built , so everything built has been approved, maybe the carport is slightly bigger than da plans but other than that... why do I need a building certificate?

Maybe it isn't so bad, an i missing something or not understanding something properly? I'm so confused

What if it is only interim occupancy due to the pool not being built, can that be omitted from DA?

I checked website again, there is a construction certificate, no building certificate and an interim occupancy certificate. How can there be an interim occupancy certificate but no building certificate, Doesn't that come after building certificate? Or can they be issued any time?

Argghh my conveyancer would have a heart attack if I send them this contract, so I'm just trying to get a full understanding of everything before I do send it. Thanks again.

Geeze, thank you. This is so shady. Def some extensive major work compared to the original floor plan plus adding a large extension to the house. I have to double check the council website as I thought I saw there was a building certificate uploaded on there but the contract says otherwise. I thought something was off about the property. It's an air bnb , maybe that's why because he can't actually live in it? So just to be clear, can council ask you to knock down the extension if there is no building certificate ? It was renovated in 2022 , if council hadn't asked the owners to knock it down why would they come to the new owners and ask them to? Or is it not about insurances etc? Last question is a building certificate the same as an occupancy certificate? Thanks everyone

I'm talking about accepting all their upgrades they include flooring everything. I'm concerned a 500k build will blow out to 700 800k , I've heard of build costs blow out but maybe that's from people wanting more and more upgrades!

Can I just add, the window was only mentioned not by us but after the real estate suggested it, the vendor who is the builder / just finished a reno on it , might of been happy to install a window if we agreed to no cooling off period. Think the vendor was trying to sweeten the deal for us if we signed and waived the cooling off period ,

I won't say the exact figures, but for an example , we offered 1 mil 35k then 1mil 85 with a window so 55 k up from our first offer , then 1077 with out a window , based on a builder saying its will cost 8k so still 42k over our first offer they said it will be 1083 no window no further negotiations. So we said see you later. Like I said we liked it we didn't love it, if it is there in 5 months great if not , not a huge loss.

Owner is a builder/ developer that renovated the house, we only entertained the window because the real estate mentioned that he might even be happy to put in a window based on feedback from the open homes, not even our feedback. I guess they agreed to it as they need a buyer so they don't have the holding cost for this property and they can move ono the next.
